I assume your parents will occupy room 2 or 3 area? Also, will parents be there temporarily or permanent? If permanent and parents quite mature, i would have considered a bath tub as an option. We are pretty happy with the plan. Just find our master suite configuration a bit uninspiring, no "hallway" to separate from the family room. We will be in baldivis Re: First home, house plan. I'm assuming the arrow is north, in which case the garage has the prime position unless you live in far north of the country where you want to minimise heat. All of your main living areas face south which is not ideal especially with a covered outdoor area which will reduce natural light. Our last house had the open plan living areas facing south and we had windows or sliding doors on every wall and it wasn't too bad but there was no covered outdoor areas. You may want to look into skylights if you keep the orientation (I hate having to have the lights on in the kitchen during the day). Would it be possible to swap the side the garage is on to maximise natural light and heat? Second, the third bedroom is under 3m wide. I realise you may have an easement, but could you extend the rear wall more and use the side wall for robes instead (because the room is not square) and the windows on the rear wall. Third, thinking ahead, not sure of the ages of your parents but doorway widths are something you may need to consider... for example, the powder room door looks like it's quite narrow. That is going to be difficult if they end up needing a walker or are in a wheelchair. Perhaps think about access and maneuverability especially for areas that are accessed frequently? Thanks for the feedback. we did look at having the garage on the other side of the block at one point but we had less space in the house design. There is also a t-junction on that corner and it would be a tight turn into the garage as it is slightly orientated on an angle. Skylights is a great idea, so will look into that! We have tried to get as much space into that third bedroom as possible and it won't be used much. If we extend back, we would need to nip in more so it is 1m off the boundary. Not sure we would be able to get a bed in that space and then we would have to make the window much narrower? Thanks for picking up on the powder room 620 is very tight!!! Re: First home, house plan. What do you think? Awkward block 7Aug 22, 2017 3:31 pm Hi Skippy, I was also struck by how narrow your parents' powder room door is. Maybe you could change it to a cavity slider and have a wider opening? I would also look at swapping the shower and vanity for their bathroom. Sectioning off the far end of the bathroom for the shower would make it bigger and I think manoeuvrability within the space may better? Then make the window to the bathroom one of those high, horizontally longer ones (width of wall). Other thing I thought of is maybe swap WIR and ensuite, place extra windows on SE wall for both MBR and ensuite for cross ventilation. Re: First home, house plan. What do you think? Only reason I asked is because the additional spare room is far from the master and in your parents 'space' - might not be ideal with young kids (also something to think about with regards to the bath removal).
