I've rung council and they told me that extending an alfresco (where the roof is extended) would be considered part of the ground floor area and that could get us into trouble. However he couldn't give me a straight answer if extending the deck itself (and leave everything else as-is) would be 'ok'. He merely referred me to the "Exempt Development Criteria Pathways and Paving" so I've got some reading to do. Has anyone else extended their deck quite far out and got into trouble? Or is this just part of the landscaping and should we be fine, provided that we stick to the estate guidelines? Hi, Your best bet would bet get the downlights by your self and ask them to install. There are many electrical shops around auburn mega mall where you can find good deal for DLs. Our builder has just sent in for council approval 2weeks ago and is requesting a letter from the bank -authority of commencement letter. However, our bank is not willing to proceed with our formal loan unless we get a final contract showing the total cost of purchase of the house. When I asked the builder they said will give us DA after council approval. Is The DA a formal document showing total cost? I have sent in the tender and PCV to the bank as well. Any advice? For example if you plan to install 2 to 4 downlights in a bedroom you can have 2-4 separate switches controlling the downlights, not just 1. You normally pay only for the provisions and not the upgrade to the switch plate. With provisioning you avoid having to patch the default batten holder hole which may be an added cost later on as the whole ceiling may require repainting after closing the hole. I rung them last week-same response. Have tried to speak to the person that is allocated to my case and keep getting told he is busy, on leave, not in office-how long did it take others and is there anyone i can speak to council apart from the person that s never there and never calls me back?
