Browse Forums Building A New House 1 Jun 15, 2017 1:49 pm I have been following along on this forum since I joined back in February and now it has come time where myself and my partner are commencing the process of building our first home. We are going to take advantage of the increased FHOB grant for regional Victoria. This forum has been very helpful in helping us prepare for this journey. Very excited about the process.
We have on hold a block of land in new estate in Ballarat and will sign the land contracts in the first week in July 2017 so we don't have to pay stamp duty. Our block is 544 m2 16 wide x 34 length. We have to have the house set back 4 m as per estate covenants. We have been allowed access to the site to undertake a soil test. The land is likely to be registered in late July/August 2017. So hoping to actually start building in October. We are looked at a lot of builders when deciding to pick one and decided to settle on a local Ballarat builder who has been very flexible at allowing us to alter one of there existing plans. This is the new plan and the one currently being built. Starts about Page 8 of the thread. The rest of the pages prior are old plans and the journey about that. I have some ideas of what the colour scheme we would like to have in our house. We want to go for a wood, white and introducing some colour in the blues and teal range. We might have a couple of other different colour feature walls but realling the colours of the beach and ocean. This is my thought process on my how I would like my Kitchen/Butlers Pantry area to look like. Kitchen Mood Board These kitchens have some elements that I am using for inspiration in my kitchen. I'm thinking that three would be too many and so going with two. I also love this pendant light too. But its like $795 each pendant. Re: Our First Home - Ballarat 3Jun 18, 2017 2:00 pm We popped down to our block at the estate and noticed that they had done the soil testing. It appears that they had drilled three holes on the block in various places. One at the back, middle and one near the front. This is our block. It is in stage 3 of this release. Its only just released but should title late July/August. I think its waiting on its compliance certificate (or whatever its called) from the Council. The estate is in the new suburb of Bonshaw. Well Bonshaw is a old area in Ballarat but it was farmland until recently. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This is our block. It is marked Urban Residential Growth so it probably get turned into an estate sometime in the future. There is a road which is two blocks down from us that has a side street that will join up to any new development but its not part of this estate. I love to see what they look like without having to look at a small sample. This is what they look like on their website. But I want to double check. We are meeting this morning with our conyancer to go through the land contracts and sign them if they are all in order and then following that meeting with the Mortgage Broker to talk about finance. The tiles are at the stage for waiting for lodgement at Titles office so tiles maybe month or so away at a guess. And then I would like to go back to National Tiles to go through the tiling options again now that I have the elevations. We have gotten our soil tests back. The land estate agent let us soil test prior to signing contracts. It came back a H2 classification which is pretty normal for Ballarat area. The builder is saying it looks good and doesn't think it site costs will increase, however, there is always a but haha, they have to wait for the engineering plans to make sure there doesn't need to be anything additional for the slab. Our land is fairly flat. So fingers cross, otherwise, I start tossing out some of my upgrades. Our land loan is in progress with Bank West. We doing a 2 part thing. Get the land first then couple of months role it up into a construction loan. Fingers crossed. They have to send a valuer out to look at the site and then report back to the bank. I was having a little downer about my house plan as the corridor is quite looooong. However, the builder suggests I could add a couple of plaster hampers at each end and consider adding some wall niches to break it up a bit. The builder put some suggestion to me but going to mark it up as I'm a visual person and makes it easier if I can see what they mean. I had the thought of putting some double doors in where the WIR is and losing that small bit of the WIR. It was my partner bit and I'm sure he won't miss it hahaha. I haven't put that suggestion through to them yet as I want to see what they come up with first. Regarding the titles. I'm tracking it online on the SPEAR site. Its been lodged at the titles office on 12 July. So hopefully not too far off. Still waiting on approval for the finance for the land. Settlement on the land is scheduled for 1 September. My builder does it a little bit different. You don't do your selections until after 5% paid and contract. You do the plans and electical first. I've nearly sorted it out mostly in my mind and they have been very good at providing estimates of costs so far. I just don't hope it costs too much extra. Cause there I hate to give up some stuff. The stone bench price is like 12K. My partner still hasn't got off the floor after telling him how much it would cost. If worst case scenario I could put laminate in the butlers area. I would have died over 12k. I would be annoyed about doing colours after, in case you couldn't get your loan to cover it I did selections first, then signed contracts. I really like the new stone called Rugged Concrete. But its a Cat 4 or 5 I think. But I love love love it. I probably ditch the waterfall if I decided to go with it. This is what I would like to do for Kitchen and Ensuite and Bathroom We having oak timber floor boards. I would love to do the Hamptons style, but don't have the $$$ to pull it off. So going for coastal with maybe a shoutout to Hamptons somewhere in the house. I love a big storey hamptons still house. Maybe if I win lotto haha. I went looking at fridges and dryers and tvs today getting prices and finding out what the measurements were to make sure they will fit. We tried to find some land in Clunes as we love the area, but couldn't find anything. We still want to be out that way sometime in the future, so we keep looking. Sometime might pop up over time that suits. What I like about them is they have allowed me to alter one of existing plans to what we want. Still mulling over a few areas in the plan that need tweaking. We just waiting to hear back from the broker re the land component. The valuation has been done on the land. So hopefully it stacks up. We were going to upgrade the bricks and then I saw the costal ones. We getting render on the front of the house so it be only down the sides. I can spend the 3K elsewhere. Soak wells and electrical run in happening this week! Summit has told me they will relocate the laundry plumbing after the walls are completed.
