With did they give you an idea of build time i.e. hope to be in before end of year. I hope to be no more than a couple of weeks from being released to construction - as soon as the bank gives the go ahead i think so hoping weather co-operates with them getting the siteworks, footins and slab down in a timely manner Re: First jome build SA Hickinbotham 6Jul 07, 2017 10:26 pm We are still waiting for the soil tests hopefully will get it next week the neighbours all said theirs was no problem but you never know! We dont have trees/ easement close to us and on another map that shows soil tests i saw h1. An M in streets/properties around us. So just a waiting game now.
Re: First jome build SA Hickinbotham 7Jul 07, 2017 10:33 pm waiting sucks but once the waiting is done things really do kick of from what i have seen. i got a soil type H2-D Been reading my CFR now and again for information on the site and its requirements Re: First jome build SA Hickinbotham 8Jul 07, 2017 10:33 pm We dont have any idea yet but our sales consultant did say that the building side closes down fron round 15/12 to end January. She said we can look at end 02/18 - start 03/18. Which will hold us up. but hoping a bit sooner . She said it all depends how quick counsil approval go (can be upto 10weeks) And how soon we get an ok to build and how quick they start if we are lucky they finish sooner (before they close over holidays). But she told us to be prepared for the hold up . Our rental lease ends 25/2. Hoping it works out with the time frames! Lol just want to move in! Are you guys going to use a private inspector? And you didnt get to pay in a lot extra ontop of your quoted tests? I saw on our wuote its above average allowence for the footings as per the engineer (hopefully they have experience in this areas and wont be to far out with the quote) Re: First jome build SA Hickinbotham 10Jul 07, 2017 11:24 pm lovisa Are you guys going to use a private inspector? I know someone who used to be a building inspector and he works in playford area so he as offered to monitor the build for me but i will be looking at the costs of getting a couple of extra inspections by the engineer through the build at some key points as per CFR recommendations Re: First jome build SA Hickinbotham 12Jul 08, 2017 8:11 am jessicagauci Nawsome love your floorings - looks so real we are in Clearview and got H2-D soil which is highly reactive. Building the Denver 29 with Metricon https://r.tapatalk.com/shareLink?share_ ... are_type=t We haven't started yet, so apart from more expensive footings that need to be 850 deep, shouldn't (fx) be an issue Re: First jome build SA Hickinbotham 14Jul 09, 2017 8:34 am Nawsome jessicagauci Nawsome love your floorings - looks so real we are in Clearview and got H2-D soil which is highly reactive. All the best with your build when it starts! On another note our counsil applications was lodged today yep that's what happened to me, soil report in and person who rang just wanted to ensure ok to charge next stage of deposit took nearly another 2 weeks till i got the variation costing and the report itself i wasn't given till my bank pack was done frustrating, hopefully your council approval is fast and the report and its variation are faster for you Re: First jome build SA Hickinbotham 19Jul 21, 2017 12:26 pm So good news engineering was received back today for the footings:) we got told that footings will be between 20-21k (got quoted 22400) but that they are still doing costings for soil removal etc. which can go up/down depending on site. So far so good! We willhave final costings next week yay happy so far Re: First jome build SA Hickinbotham 20Jul 21, 2017 12:38 pm good news lovisa, waiting for that report i think was one of the most frustrating parts of my experience. hopefully not to much soil removal for you I had excess soil and ended up being and extra $1200 for removal - luckily my footings also came back 1k under estimate so wasnt to bad at the time i thought developer puts soil there then builder charges me to move excess - probably to a spot chosen by developer for next stage Soak wells and electrical run in happening this week! Summit has told me they will relocate the laundry plumbing after the walls are completed. I'm actually pretty happy… 13 37084 hi guys. Please be nice. First time home builder in Qld.
