Really just want our land to register so this loan can go unconditional and we can start all the fun stuff Re: Coral Homes Noosa 23 - Ormeau Ridge 36Jul 05, 2017 10:59 am Got our Base building contract last night and all of our plans.... But with some good news it gets topped with bad news.... Bank won't go full unconditional until we have council approval which I believe is still quite some time off. This means that due to our finance clause for our land we are going to have to split our loan into 2 parts, 1 for the land to be settled in a few weeks and another part for the construction part. We will then have to combine both loans in the end to have it as one figure... Also noticed our building contract has NO subject to finance clause so I'm going to be letting them know that I won't be signing until that's in there. I know we are conditionally approved but things could change and I'm not risking a $15000 deposit for it. It isn't any big hassle combining them at the end We didn't sign our contract until we got conditional approval from the bank. So many people sign before conditional approval but if the finance doesn't come through, you lose your deposit. It wasn't something I was willing to risk. We have received our conditional approval they just want Land Registration, Building Contract and Council Plans approval before they go fully unconditional. So you would say it's quite safe to sign the contract if we have conditional approval? Yes, it should be fine as long as that is all they are waiting on Our bank unconditionally approved as soon as BA came through Re: Coral Homes Noosa 23 - Ormeau Ridge 40Jul 05, 2017 12:02 pm Just got off the phone with our BSC she has told me I am welcome to amend the Subject to finance clause as required but she also reminded me that this is just a base contract to make the bank happy and provide finance and we wouldn't even be entering into our deposit till the final contract comes back from head office in two weeks anyway. So silly me I don't even need to stress as they don't have any money for me to lose. None the less I'll amend the subject to finance section and get it to my broker You should pressure clean your roof first and make sure the paint you buy also is anti mould. 4 21213 Hi All, We are finalising our plans & preliminary tender with Metricon in NSW Central Coast. We need to go through DA process rather than CDC. We're debating whether… 0 160 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 15077 |
