Re: First Home Builders - Metricon Zara 29 5Apr 12, 2017 5:12 pm RachM Hi all, I've found reading everyone's build threads really helpful as we have started this process so I decided to write one myself. We started looking in about October at building a new house. We are now (finally) approved for our loan and have just (today) had formal appointments with Metricon about our colours etc. Our land was meant to be registered by the end of March, now it's looking like the end of May. I'm just hoping the build will start no later than July because then we will have to pay more money as we signed the contract with Metricon in February. So far, very happy with Metricon. We didn't change much to the Zara plan, we were happy with it. The only thing we did change was to flip it for sun reasons and we enclosed the study at the front of the house. Our sales consultant was amazing and I was said when we were finished working with her! Our formal appointment for colour selections was so easy today. We had been to Studio M at Robina a couple of times and had a fair idea of what we wanted. Also, we have rented for about ten years (four houses) so have a pretty good idea of what will work and what will drive us crazy! The lady who took us through all the selections was also so helpful. We were done in about 2.5 hours. One group was there before us and was there after we left...and didn't look like finishing up anytime soon. I will post pictures from my mobile below to show our colour choices. The most frustrating thing about this visit was that they don't give you any prices. You are basically picking blindly, even though they give you estimates there is no running total. We will find out in two weeks if the upgrades we chose will all fit into our budget. We were pretty restrained, upgraded our carpet and got a better underlay ($1500) we upgraded oven to gas (around $1800) and put screens on the windows (about $2000). We also added cabinetry into the laundry, but unsure of that cost. Some fun things were added (like the $695 shower head) but they can easily be removed once we get the price variation. As we left we got the frustrating news that our soil test had come back and it was H2 class and our site had been classed as a P site. We didn't really even know what that meant!! Our site is flat but has been filled and had retaining walls around it to make it flat. The most frustrating thing is that our consultant couldn't tell us how much extra it was going to be. There goes my shower head (and possibly all the other upgrades!). On the plus side - our amazing initial sales consultant had factored into our original contract a slab to suit soil H classification - so we are hoping it's not TOO much extra! If you got this far - well done! Hopefully I will have better news about the soil/slab costs next time! Rach Just to compare we are building with granvue. Upgrade to highest quality underlay and carpet $890. Screens on windows (standard inclusion) Shower head upgrade was around $400. Stone bench tops throughout even master bedroom and guest bathroom. Total of 18 cupboards just on oven side so 10 above rangehood and 8 either side of stove. Choice of gas or electric oven. A few things to update on our build: - Land still isn't registered. This is absolutely stressing me out. We put our initial deposit down in January which means once we hit July we have to pay about $1500 PER MONTH due to extra costs from delayed start time. Our budget is so tight we really can't afford that. We are hoping we just scrape in. Once land registers we are hoping settlement by mid June - but not sure if they are going to be building by 26th July - judging by our luck so far I don't think it will happen. Does anyone know the process Metricon has to go through before starting building....council approval??? How long approx? - Our CSC isn't great. Which is really disappointing because our sales rep was. My last post talked about my worries about the site costs. That took us about three weeks to finally get from the CSC. She wasn't telling us it because she wanted us to sign the variation from our colour selection, but I kept having to explain that we were going to have to get rid of things if the site costs were too high. Finally she sent them through and the ridiculous thing is we actually got a $390 REFUND! All that worry for nothing.... - Our colour selection variation came in at $14k in upgrades. We had a $7500 voucher but didn't want to go too much over that. We ended up getting rid of blinds, the ridiculous shower head, the outside gas tap and a few other things. We did keep the screens though because the price we got from other places were ridiculous. So for now - just waiting, not so patiently, for land to register. We are still asking them to amend variations as well. Everything with the loan is sorted we just need the updated progress payments. It's pretty painful! Land registered YESTERDAY and all of a sudden I got about 10 emails within two minutes! Then today our CSC emailed to let us know that the building was approved and they are fixing up the final variations and will be beginning the ordering process! I was stoked as we were told council approval may take about four weeks. She is hoping to commence on site within a few weeks! Eek! Settlement is due for 6th July. Tamara - we are building in Ipswich Spent the afternoon looking at pools - we did have a quote from one company already but wanted to check out someone else. Unfortunately the sales staff were quite rude and I have since found out they don't have great reviews - HOWEVER it's made us completely rethink the shape of pool we want. Ordering will take about ten days. - Settlement still on track for 6th July. - Anticipated start date is around 19th July - our CSC is being amazing and wants to get this process started ASAP! Finally locked in which pool we are going with. Now need to decide colours for the shell. Would love some opinions?! Is metricon doing the pool for you or have you got someone around ipswich? Pool is getting put in by Narellan Pools Ipswich. They weren't the cheapest but they weren't the most expensive either. They had great customer service though. Pool will get put in after build - Metricon made us sign a big thing about it as they don't like pool happening while build is happening for obvious reasons. Most pool companies are fine with this, the only reason you would need pool in before build is if there is restricted side access. Narellan were really flexible with install as we don't really know when the house will be finished but want the pool in asap after build. We aren't far south of you now and have gone with Coomera Pools, we are getting a concrete pool and it worked out the same price as a fibre glass one. I don't know the pool builders in the Ipswich area so called a company from the coast that I knew. I hope that ordering process happens quickly and you can get to site soon. I don't know what I builders did but the day after land registration took place we got an email saying we had building approval. I was expecting an 8 week wait as well as friends of ours are also building in the same area and they have been told 8 weeks. So anticipated start date is 19th July at the moment.
