He calmed down but I felt like we wouldn't work well together In good news though, the engineer was good to us and we don't need as many bricks as I had planned - was assuming the worst in my 25k brick post above also have decided to do the brick fence at the front at a much later date when the budget opens up a bit more. So we are now down to a 16k-17k brick job. Pricing appears to be $1.32 to $1.43 incl. GST / brick + window sills at $30 a metre and brick piers at $40 a metre I need to supply sand, cement, lime, foam, straps, lintels, T bars and the cleaning firstly - if you are have good at your job and were planning on doing a good job you wouldn't be factoring in cleaning up front. Lintels & T bars, foam and starps are fine and I am excluding from the job as it has nothing to do with the labourer But aiming for a total cost including ALL those materials above of $1.5 / brick, which is around $24k - $25.5k which means the bricklayer will be working for around $1.15 inc GST In terms of project planning etc - we are all set - I have an architect PM who is a relo and is assisting me - he has prepared a very detailed project plan for me Re: Bricklayer - Melbourne 11Apr 11, 2017 9:42 am Random111 There's a big difference between 25k-17k bricks you might want to get the brick suppliers to check your quants..Austral Bricks offer a good estimating service If you are building 2-storey also add Scaffold, hoist and crane hire, rates also vary with lifts, etc,etc My2c IMO Relo and friends offer to help but in reality they use you as a fill in service and you get stuck with the longer hire periods..so in the end there basically is no savings ..just time delays To be honest you are better off getting someone with trades experience to PM rather than an Architect, Unless your architect has a toolbag and is happy to kick in and help. from experience Project Management plans on site change every week? Thanks for the update currently $1.20/brick and the brickies are spoiled in a recessed market here in perth ..good luck with $1.15 in NSWs Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Bricklayer - Melbourne 12Apr 11, 2017 9:50 am Re cleaning of bricks. Cleaning depends on the type of brick. A glazed or hard burnt brick does not soak up mortar stains much and is easily cleaned by the bricklayer as the bricks are laid, however some types of bricks are very porous, stain easily and need to be pressure cleaned (by an experienced cleaner) at the end of the bricklaying. Re: Bricklayer - Melbourne 13Apr 11, 2017 9:52 am single storey small number of scaffold required - PM already provided me with access to his. architect comes form a background of managing $500m+ projects in the middle east - i'm expecting little of his time as he is managing many projects, but he is also very good at his work - no concerns there and don't need to discuss this. brick number is correct, was assuming triple brick and deeper footings / taller subfloor only double brick now, less piers, smaller subfloor I'm in VIC - as I said going rate is $1.32 to $1.43 inc GST aiming for $1.15 - that isn't a real stretch from $1.32 and is a lot more than the volume builders at around $0.88 a brick Re: Bricklayer - Melbourne 14Apr 11, 2017 11:23 am $0.88/brick?... who mixes the mud and stack/lifts the bricks? you haven't factored in a labourer mate at that rate. besides your expectations for bricklaying and labouring is low as I said you might have to start laying bricks yourself Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Bricklayer - Melbourne 15Apr 11, 2017 11:32 am From my brief analysis conducted on the industry (this is the line of work i'm in) employee people, as opposed to paying them contractor rates, deal in volume, that's their formula for making money anyway its off topic will let you know how I go Re: Bricklayer - Melbourne 16Apr 11, 2017 11:58 am random111 From my brief analysis conducted on the industry (this is the line of work i'm in) employee people, as opposed to paying them contractor rates, deal in volume, that's their formula for making money anyway its off topic will let you know how I go When you Check & Compare day rates with brick rates they pretty much work out similar within 10% Bricklayer 8 Hours $60/hr = $480 Day Labourer 8 Hours $35/hr = $280 Day Total $760/500 (brick/day)= 1.52 per brick (Straight easy run) Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Bricklayer - Melbourne 17Apr 11, 2017 12:08 pm http://www.payscale.com/research/AU/Job ... ourly_Rate Why would a brickie ever leave one of these volume builders if they're paying $60 an hour - thats an approx annual salary of $120k Why take on all the stress of running your own business when you can earn big money being employed by one of these more like $40 on the high end per that link $40 x 8 = $320 can't see any labourer being paid $35 an hour either - a pharmacist does not earn that money more like $25 at best $25 x 8 = $200 $520 / 500 bricks = $1.04 / brick with the labourer at the top end of the scale anywho not going to get into the whole debate about this - it is what it is, volume builders make money from saving on the labour side there's only so much you can negotiate on the materials side Re: Bricklayer - Melbourne 18Apr 11, 2017 12:25 pm The charge out rate is $60/hr (includes, insurances, training levis,Super, Holiday pay, expenses, etc) you wont get squat at $40/hr mate or you might get 300/ bricks /day which still works out to $1.70 brick So your calcs are a moot point .
