Browse Forums Building A New House 1 Feb 05, 2017 8:00 pm Hi Everyone Starting this blog on a Metricon Trentham. We intitially went for the Glendale however due to the blocks dimensions we had no choice but to go with the Trentham at that was the only plan with no garage built in. Its taken nearly over a year with the change of plans to the Trentham however we are happy with the overall design. I don't see many Trenthams being built so that is why I decided to write this blog if anyone is thinking about it. Metricon after the whole Glendale not fitting situation where quite flexible in letting us tinker with the floor plans.We changed the study to a bedroom downstairs and put a guest bathroom down stairs and also added a alfresco and dining which has increased the size of the home not sure how bigger the home is with these additions from the original 29 squares. We also deleted an upstairs bedroom and made one big family area with views over the creek. One advantage of the Trentham for wide blocks it fits quite nicely. Hopefully the build starts soon and I can start posting picture of the build! Re: Metricon Trentham 2Feb 05, 2017 8:09 pm Congrats, looking forward to seeing your build progress. Build thread: viewtopic.php?f=31&t=85381#p1630392 Metricon Trentham 3Feb 05, 2017 8:30 pm These are the final plans all we are waiting on is Metricon to start building I am hoping the end of month or the early next month! In terms of selections we have went all white for the paint inside the home as we will wallpaper some of the walls. In terms of the selections we have tiled all four walls in the bathrooms to full height and went with the standard flooring as we are going to upgrade after handover. We did the standard upgrades 2700 ceiling hight stone bench tops in all bathrooms and kitchen, downlights throughout the house. Having said this all added up and our final bill was about 20% more than what we were quoted but we are happy with the overall result. I Knew we had to go with Metricon with a few things like the concealed toilets as if we went post it would have added up and we would have had to rip up the bathrooms in a brand new house! The electrical bill came up to 20k but did include all the down lights ducted vacuums and a three zone heating and cooling system and a few other extras. We are hoping to start building week after next after meeting up with the builder. The only thing I have not cleared is the retaining wall grass and I hoping that Metricon does not kick up a fuss since we are not building on that area. I am planning to clear that area and put up trees on it but want to wait till the water is connected. I will follow up with Metricon tommorow. I remember when we had the soil test that M told us that we had a P1 class site and we needed a H1 slab, I may have got that the wrong way around! Anyway it looks they have started the slab does not look like a traditional waffle slab but I stand to be corrected! I plan to visit the site every seven days so hopefully I have a full slab next time I visit! Most likely because you are building to boundary, or they found and removed lots of rocks so levelling the ground with concrete, or that part had fill which wasn't compacted by your land developer, or all of the above. Re: Metricon Trentham 10Mar 16, 2017 10:23 am To upgrade the ceilings it cost $4,700 but it was worth it as the standard hight was only 2400. The floor plan has been modified somewhat because of the additional dining room, outdoor room and the deletion of one bedroom up stairs to make the play area bigger upstairs. We also put a guest bedroom downstairs. We initially went with the Glendale like everyone else on our street however due to nature of the block we needed a plan where the garage could be moved and the Threntham was the only plan that could do it. I have not seen many Threnthams around and this is the first in my area. It looks they have started on the plumbing. They are working on the weekend for a possible slab preparation next week with slab pouring to occur a week after! Would have cost an arm and leg to dig up and haul away. I didn't fix my site cost. Plumber hit two big rocks that they dug up and stockpiled on the rear of my lot, to be removed at my own cost. Getting rid of them will be a headache after handover. My SM says this is Metricon's strategy. They get the slab, frame, windows and roof up within 20 days timeframe. That allows a) trades to proceed with internal works such as plumbing, electrical roughing and gyprocking at their leisure even in rain (internal trades can't work in the rain without roof and enclosed walls) b) M hits you with slab and frame invoice in the same month. After this point, the only trades who are impacted by rain are brickie, renderer, and painter. But rain won't hold up internal works which is what takes the most time. It's Enclosed which is roof, brick and external cladding (garage is optional ). After that is Fixing which is gyprock, windows, door, cornice, skirting, and tiling. You will find enclosed and fixing invoice close together because M will start to work in parallel after roof is up. The roof is up and I am glad I choose colourbond instead of slim line tiles as it looks a lot more cleaner and was not that expensive to upgrade to. Another benefit for the roof to be up is that there is rain scheduled in Melbourne for the week so at least they can do the internals. All the roofing has been completed, insulation installed, windows and doors installed and bricks have arrived hopefully by the end of next week we have a completely bricked home! After a very quick start progress is slightly somewhat slower but whether is a big part of it. The bricks I am using are sirkilk ironstone bricks my wife loves them and wants the whole house bricked but unfortunatly developer requirements means we cannot.
