Same here. Do we need to have this organised by a particular point in our build i.e during the admin stage or can we organise it when the time comes for inspection?

I am in the process of deciding the builder Hi Tatania_64 We have just signed up, it was a pretty hard decision after going through in detail 5 builders there are pro and con's for all and good and bad stories online (especially Product Review) which impacts your decisions. In terms of costs they were competitive, flexible and very clear on the approval and costing processes, so the sales experience so far has been pretty good and we saw about 8 of there display homes prior to committing. Realistically for us we can't finalise everything until the land registers and tenders are all finalised post Council approvals. What has come across is the process for submissions and building approvals is slower than other builders like Clarendon (who are will to rework things more often) based on the way they have explained there process. Thanks markandsam for your comments. Indeed its pretty hard with each of them having their own +ve's over each other. FSH seems to offer good inclusions for the money and the sales person was upfront saying there tendering process is the slowest and the reason being, they would send an surveyor and engineer to the site for a precise evaluation of the construction plan against the land. They offer Fixed price tender and there materials are at par to other builders; they score on upgrades over other builders. I am in no hurry to start the construction after registration, so the slowness doesnt bother. Cheers, I have looked at 4 estates in Riverstone and for the majority the land is H1 class and down near railway parade most are close to flat or with a small slope, with peering costs varying also depend on fill in the block, so your not looking at outrageous site costs, I had a few 'indicative' quotes between $10k-$30k In terms of building your right it's pretty limiting on a block with 12m width, we found on a 12m frontage you need 900mm either side leaving about 10.4m for the house width. In addition in Blacktown asks for a setback of 4.5m from the front the house to curb and you need 6m from the back fence if you have a 2 story house. The site costs being around 22K but that includes the drop down for the garage on our block. I hope that helps. Silvia A survey must’ve completed by a certified surveyor.
