I have just received my hand over report from the inspector and am a little frustrated at the defects which have been noted. I thought i would share them and seek advise on how to proceed to get these issues rectified and offer as a guide for things to check for those who are about to go through hand over / have recently handed over. 1. Mortar beds are defective where there is holes or joins appear unfinished,this is the case in several areas,remedial works are required to fill rectify checking all areas of exterior brickwork. Internal Doors / wet area doors are not sealed top and bottom to prevent delamination and swelling. (I believe others may have experienced Delamination as per previous posts). Tiling should be reviewed and obvious steps,poor finish and misalignments rectified (I also noticed that some tiles are not level and have a stepping which isnt great when walking around bare footed.) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 5.A The Australian Standard AS 3958.1 (Guide to the installation of Ceramic Tiles) states a maximum 2mm lippage between standard tiles. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 5.B Bathroom falls are bordering on inadequate with Water ponding evident in the shower. AS 3740 “Waterproofing of wet areas within residential buildings” is a “deemed to comply” standard, and it is called up as a method of meeting the “performance requirements” of the Building Code of Australia (BCA). This standard calls for falls in showers to be between 1:60 and 1:80 and not less than 1:100 in areas outside the shower in its appendix B, and the BCA. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 6. All areas should be reviewed in good light prior to rectification with the above extract from Aust standards considered. 9. Electricals in the roof space should be reviewed for compliance by the Electrician where crossing joists and resting on plasterboard unprotected. Is there a means of having tiles removed and redone without causing damage to existing tiles / causing large delays? 3. For the tiling - did you go through Beaumont Tiles or the other option? The potential problem with all these project builders is that they subcontract everything. I was talking to some friends who just built with another large project builder and you should have heard the list of issues. I would probably raise all of these issues now and see what they say. The inspector that i hired for this report was amazing, ontime, equiped with the right tools and reasonable price. He emailed through the report and then called me for a 30 minute discussion to go over any points i was unsure of, which was helpful seeing as im not in construction. I would definitely recommend him to others for his attention to detail and professionalism. I hope BW take my concerns seriously but time will tell i guess. Re: Who is building with Beechwood 14277Jan 28, 2017 5:29 pm Balks I am not much help but when we build with Beechwood in 2010 they took several months to come back to fix the problems and did a pretty average job anyway. It was easier to fix the problems ourselves. I would bring up the big issues now. Esp the window and electrical. Yes they can remove a single tile and replace it with no damage to surrounding tiles. The more you do before handover the better in my opinion. All the best. Also, is Beechwood getting their stone benchtop from Ceasarstone? Did you guys visit Beaumont to see the sample stone or you picked during your colour selection?
