Was the electrical issue in the granny kitchen fixed before the tiles went in ? The issue is council won't give us the interim OC without either a hot water system or a stove top. Seriously!!! Masterton houses are going up all over this council. Why does this have to be an issue with my house. Bank won't pay final payment until we have interim OC. It's so frustrating because we've only financed half the build. We paid for the first half. If we would of kept the final $43,000 payment ourselves we could pay M and get the stupid appliances installed. Advice to anyone starting out. If you aren't financing the entire build amount try and negotiate with the bank that you make the final payment. Thanks S-VE im loving the charcoal feature walls and monument front door and roll a door. Oh of course not the power point was not fixed b4 tiles but luckily i advised the tilers the issue and they left that 2 tiles off and the 2 tiles where its supposed to go. Tilers were great. They are back monday for living and hall way tiles. Electricians are on site today doing final work and power point switches by what i can see. I have emailed the office for Lisa Wise to get Mr Masterton himself to call me. **** will hit the fan if i dont get some answers. Why was the screen left so late to order the shower measurements didnt change. Now they tell me that the appliances are taking no more fit ins others than the ones already booked in. Seems they cant book these in till you get keys. My house will be complete b4 they shut down besides appliances and shower screens which i can live without for a month. Im seriously ready to explode i cannot take the **** of this build no more, and its not all constructions fault Cause my drama started in sales but stupid me believed in their cow manure. I should have pulled the pin and lost my 5% as i have lost my sanity dealing with some of these people. If it wasnt for us clients checking on our builds daily a lot of things would be wrong or missed. S-VE i hope they have arranged your appliances already. How can they book in final OC instead of interim. Re: Masterton Homes - The next thread 4.0 12850Dec 08, 2016 1:04 pm MGardz We didn't need our IOC for the bank as they were happy to release funds beforehand, but for us we failed ioc before keys as there's a drop from our front door, we needed gutter guards due to BAL and window restricters and we had no soft landscaping. There were also some things m had to do for our bal that weren't done. We got it once those things were done. Our final oc is only pending soft landscaping as he came out before we had grass and plants out the front so technically I could get him back out but I'm waiting for our steps to finish so there aren't anymore landscaping elements left for him to make an issue of just in case https://mandgbuildatmulgoarise.wordpress.com/ MGardz, did you have your water tanks installed before IOC or after? I am wondering if they will allow me to get IOC without water tanks and driveway? Not sure how they are meant to do the ground floor roof, I guess someone will come back to put scaffolding up again. We have 30 build days left in our contract and we are nowhere near lock up. Gibson, I don't feel like I have something to celebrate. And I don't think I will ever forget this nightmare and the way M treated me. It will take at least 6-12 months for M to fix all the discovered issues and those not discovered yet. Precision Builders and Tyrrells are 2 that Sandra suggested and are my shortlist. Tyrells is the big, established one and seems to give a very detailed and technical report but big companies always worry me around "care factor". contact with Precision so far has been great. it will clearly be a very personalised service and looking at Sandra's report it had easy to follow pics and explanations - just not sure if he is as detailed and thorough as Tyrells? anyone have a qualified (or unqualified!) opinion on this? i'm leaning Precision ... Shama - we seem to have similar selections and progressing at similar stages. we were also worried about the 2 months of rain before the roof went up last week. apparently the floors and interior is spec'd to have up to 3 months exposure but the inspectors can double check the tolerances, creaks, separation/expansion etc. Quasi, it has been five months of weather exposure for us. We are very worried as we have heard that if the house gets a roof after 5 months, then after one year the floor will begin to squeak. Whereabouts are you building? What combinations did you choose? We'd love to see some photos. I'm also thinking to hire an inspector to check the building before insulation. Our first floor has become moldy and swollen but I'm thinking that builders may try to leave us with a floor like this. Ours was under elements for around 6 months. This is what I found out: According to the Australian standards, the maximum exposure is 3 months. "If the 3 months exposure is exceeded, the particleboard-flooring manufacturer should be called upon to provide a written opinion as to whether the floor is satisfactory. Any ponded water should be removed as soon as practicable. This can be achieved by drilling holes of 3 mm maximum diameter." As you can guess none of these was done by M. I brought an OFT inspector on site. He told me that the particle board subfloors are fine and ok for floating floors installation, as "I will be getting an underlay". I asked him about the above 3 months limit and the steps that should be taken if over 3 months. Our SS looked into his iPad and said: "this is Victorian" The inspector: "Yeah, this is Victorian" After the inspection, I asked this clown to confirm in writing, that the floating floors installation should be ok and none of the above applies in NSW, as it is "Victorian". He backed out of everything he said and refused to confirm it. The inspector and the SS met like they were best mates. It looks like there are a lot of people complaining and they know each other very well. The OFT inspector was there not to protect our rights, but for some mysterious reason bail out the builder. We added some items and went 17K above the contract price. The bank wanted to grab those 17K before they make the first payment. Later one we removed the flooring and few other items, so after the PCI payment M owed us money and could get the keys without making the final payment. I would suggest to either remove something in the end or get more of your built financed. Later on, you can always not ask the bank to make the final payment(s) and pay yourself. I know it's not the end as like us we still have a lot of outstanding things, god help me if I have to wait as long as marina to get through my list! Congrats Marina. We had our water tank in ages before keys so I'm not sure but I have a feeling they will need it as they wouldn't even pass us without limiters on the windows. SVE and Sandra I know how you feel. They say the house isn't inhabitable without hot water and a stove. I've had to go back to the bank and beg for the final payment. They've told the creditor our situation and applied for a policy waiver. So fingers crossed The good news is that I now have a list of everything I need for full OC. We don't need landscaping done to get full OC. Just need driveway, The water tank installed, smashed window replaced and a heap of certificates that M have to give council. So tomorrow I wait for a response from the bank. I can't motivate myself to start packing yet.
