we are just about to start the build of our new house, yesterday we received a letter from our council, stating that they are going to conduct an Assets Inspection - meaning to ascertain council's assests such as roads, footpaths and drains prior to our construction work and after the construction work. we are required to pay for the inspection and the report produced - apparently twice - one before the construction and one after the construction. what the.........? can somebody tell me is this a common practice? nh Re: have you been hit by a council "Assets Inspection Repor 2Feb 04, 2009 12:37 pm Our council made us pay $190 for the Asset Protection permit and then another $800 bond. We get the bond back if their assets are not broken. So i went to our block and took photos of the footpath, nature strip, road and gutters. Sent these in with the photo and got our permit. thanks for your reply. in the letter, the council states that If, as a result of the inspection, it is deemed that the development works (meaning construction of our house) MAY cause damage to any council asset, then we will be required to lodge a security deposit with Council. so it looks like if it is not deemed that the construction will cause damage to council assets, then we don't have to lodge the damn bond. let's hope so nh Re: have you been hit by a council "Assets Inspection Repor 5Feb 04, 2009 12:58 pm Hey guys, i know we had the council inspections too, but it was our builders responsibility to cover any damage done during the build process?

I was required to organise an Asset Protection Permit for demolition. The Council sent me an application form, and once this was lodged they came out and looked at the footpath, trees and curb. I had to pay $155 for the actual permit, and $1800 upfront as a security deposit. I rang them when the works was completed and they sent around someone to inspect their assets. It was deemed that they were returned in a satisfactory condition (even though the footpath was cracked...), and my $1800 was returned to me. The builders have paid their own security deposit for the construction phase, and I asume will be accountable for any 'wrecking' of the assets! Henley - Wilshire Mk 3 ... I love my house!! Phenix, we are in Vic. yeah, that's what i thought, isn't it builder's responsibility to make sure no damage or to fix the damage? but why the council don't send the letter to the builder? should i let the builder know or there is a clause somewhere covers this issue? nh Re: have you been hit by a council "Assets Inspection Repor 8Feb 04, 2009 2:12 pm There is a clause in your contract, but speak with your builder and the council and see if they should be dealing directly with each other. I thought that that would have been the case normally???

I will be passing the bill on to the builder if there is any problem. I paid for the application and bond. We did this for demolition (all fine) and again for the house build. Fi has moved in!!
