Browse Forums Building A New House 1 Jul 23, 2016 10:06 pm Hi all, Looking for your advice please. Close to getting Construction Certificate for a new build. New house has main family dwelling and attached granny flat. Because granny flat has adjoining wall and ceiling, house has been classified Class 2. Private certifier says we have to have ramp access to main entrance with hand rails. Certifier has recommended an access consultant who would provide case to him that ramp is not needed. Quote from the access consultant is $2000. Any thoughts? Re: Disability Ramp Access 2Jul 23, 2016 10:32 pm Hi there, are you saying that it costs $2000 for the consultant or is it $2000 for the ramp? Re: Disability Ramp Access 5Jul 23, 2016 10:47 pm Are you planning on renting out the granny flat? I believe in the standards it states that access must be provided to all "units" but only if available for short term or other rent. I believe that is the case too, and we will write letter to that effect. Was looking for someone to confirm, before I go back to the certifier. My concern is that surely he should know this? Am I missing something... And a $2000 quote seems beyond cheeky. Re: Disability Ramp Access 8Jul 23, 2016 10:59 pm I would have thought the certifier should know this unless theres new laws I'm not aware of. See page 10 of this link below. Essentially private residences do not fall under jurisdiction of disability discrimination act therefore do not have the access requirements. And yes $2000 does seem steep..... https://www.google.com.au/url?q=https:/ ... DL9JghYZ7Q Re: Disability Ramp Access 10Jul 23, 2016 11:06 pm No probs. Let me know how you go, I'll be interested to see how they manage it or if there's new law (I work in disability legislation/policy) Re: Disability Ramp Access 12Feb 10, 2018 6:16 pm To satisfy certifier: We ended up paying an access consultant $2000 to produce a 1 page report confirming we didn't need ramp. Although a metaphorical ramp would probably have helped the downhill nightmare of our build... For reference, this is the Austlii reference. My take on this is, that they would be breaking the law denying access to a homeowner in Victoria, or their agent from having… 1 10207 The only thing to add to these comments is that where possible it's always good to try and work with people than just say "no" because you can.
