Now planning ahead for late winter and spring.

I have access to balcony area and idea is to change this bland area into a small roof top kinda garden.

It would be so beautiful! Just let us know how you plan to achieve this! I have been thinking of this but as we don't have a balcony, going with broadway facard and also with the awning windows, felt this cannot be done.

It's still in planning phase, though garden bed is already prepared at front and back. About 250 bulbs delivered. might need to order another lot of 250 for the backyard too.

In Broadway facade you have plenty of room outside right hand side window to setup planter boxes. There is a small wall there which will hide planter boxes and will also protect plants from winds while they would be small.

Thinking to run a small tube to setup watering them up there. But they can be accessed from the window easily. You can pass through that bedroom window

They look better when grow closer to each other.

This is a photo we took this weekend at a Keysborough display home. This wall of plants was just outside the picture window and full of succulent plants. Looked lovely, still checking a way to attempt this.

I always recommend to go with fixed site cost as peace of mind. This is something you can do it only at the very start of sales process.

But recently found out that different people are being offered different items covered under fixed site cost.

Please read every single item in your fixed site cost section and make sure you understand all inclusions.

For example, a friend of mine offered fixed site cost but it did not cover rock removal.

Another case where rock removal was included but it won't be carted away.

In another case re-establishment of boundary wasn't included.

Timber windows can last so much longer if using high quality oil/stains etc, , builder must of used cheap product, ,do research for best products.

for timber staining we are using exact same brand intergrain. its one of most expensive product in market, so won't say that Henley is cutting corners there.

if you want extra extra durability, you can use:

but again, after Sikkens coat, you will need to do some decent sanding next time.
