Browse Forums Building A New House Re: Mojo Homes 192May 10, 2016 7:34 am Warwicks2016 Hi all, My wife and I have bought land in North Kellyville and shortlisted Mojo Homes. I have built before with Huxley and learned a lot from that experience. I've also rarely heard about good experiences from any builder. My plan this time is no alterations. Find the design that ticks 99.9% of our requirements and go with that builder. I have been trying to compare Clarendon (Parkhill 34) and the Mojo (Enigma 34) and their inclusions for the advertised price. It seems Mojo has better inclusions but they leave out the important stuff like site costs, slab, termite etc. Can anyone, building in North Kellyville preferably, tell me what extra costs they had over the advertised base price? The Enigma base price is $322k , by the time we had the upgrade pack, the flooring pack and a $20k facade we are at $360k. Clarendon is $363 but includes site costs, rain tank etc. Also, as the land isn't registered, and wont be until end of the year, is there any point starting the process with Mojo yet? Hey Warwicks2016, Site costs are not included in the base price with Mojo but they will quote them as additional costs in your tender. I am building in Schofields and dealt with Mojo at the Kellyville Display Homes. My overall site costs including a bit of buffer is close to 45k or slightly higher. T2 Termite protection is include as standard. Mojo did not offer flooring and so we have to do ourselves. Has Mojo started including flooring in their packages? They have a deal now with floors for $4999 (single storey) or $9990 for double storey. Thanks for the site costs. Considering we also need a 3000L tank and rain garden for council, I'm guessing the site costs are increasing to be well over Clarendon. Edit: just read the fine print of your post and saw yours included the rain tank. Hmmm need to further clarify with the builders before we proceed. Our's expires in a few days so we need to put pen to paper or decide otherwise. Their site costs are substantially more than rawson (who we are benchmarking) had given us, but mojo will also do the rain garden (rawson won't), but no driveway (rawson will)... Inclusions etc seem to be pretty comparable, but at the end of the day you can get whatever you want as long as you pay. Who is your sales person? We are building the Melody 39 in Kirrawee NSW after having knocked down our old place in October 2015. Building started in December 2015, and Mojo were able to get the slab down and the first floor frame up before Xmas. The Christmas break was long, and in spite of receiving an email from Mojo on 11 Jan saying that all staff were back at work we didn't see any further action on our site until Feb when the second storey from went up and the Hebel was delivered. I think from memory the heel sat in the front yard for about two weeks before an installation team from Melbourne arrived to complete the ground cladding around the end of Feb. Waited another couple of weeks before another crew arrived in mid-March to start work on the second floor Hebel. The rendering and painting of the second floor has now been completed, I think they still have some things to fix with the Hebel ( I could be wrong but I remember the S/S saying something about that a couple of weeks ago when we last met on site). Electrical and plumbing rough ins, insulation, air con ducting and cables, TV co-ax etc have now been completed and the gyprock is going up on the internal walls (ground floor completed today I think). Anyway that's where we're at - its been a long and at times frustrating journey thus far. Our S/S has been helpful and responsive, although I think he gets as frustrated as we do at the unreliable nature of the trades he has to deal with. CSR have been particularly painful in getting people on site. Given the speed at which the Hebel goes up it just kills you to see it sitting there in your yard for a month knowing that it is holding everything else up. In spite of the frustrations we are closer the the end than the beginning, and the building is of a high quality. I only popped into the Sales office on a whim and met with Elle. We looked at Rawson, but the designs dont fit our criteria (block dimensions, layout etc). Wife and I looked over the plans last night. We' will get the free tender from Mojo, but also Clarendon. We are trying to minimize all extras as much as possible. I learned that from my first build. I overcapitalized by spending too much on extras. At the end of the day my 150k in extras didnt put 150K extra in value over my neighbours with the same house. Your home looks great. Cant wait to see more. Hope yours is coming along Jay30. We had a phone call from our supervisor Nick last friday to keep us updated. He said the scaffolding was due to arrive on tuesday and true to his word there it was. It looks like a construction in itself. Mojo started on site at the end of November. Looks like your place is steaming ahead Miss Shanty - hope it keeps cracking on quickly.
