Hi All,

Congratulations to stage 14 and 15 ers on Registration. I exchanged land contract for stage 16. I'm looking to sign a contract to build my house even though my land is not registered yet, but to fix the price. Has anyone done this ? Sign a contract to build a home before your land registered? If you did , were you provided with Home Warranty Insurance certificate when you signed the contract and paid 10% deposit to the builder or were you provided the Home Warranty Insurance later? I appreciate for any advise as my builder say they will not issue Home Warranty Insurance certificate until they lodge development certificate with the council and apparently its a Industry practice. Even though he is asking me to pay 10% deposit.

We bought house and land package 2014 and our land just registered in March. We paid deposit before we got issued the certificate as we weren't ablemto attain it befire. Even though it clearly states that you should get it before paying deposit in the contract we were told that won't be possible. It's just a mattet of trust I guess ;/ huge risk when you build. We are learning that now

Does anyone has update from the council regarding 149 cert?

I called a few times and the last time I called they did it for me on the spot

Yea just Liverpool council. Just ask for the 149 cert progress update. They will just ask you for st address and they will look it up for you. The first 5 times I called I was told not yet. The last time I called it got done for me. Wether I was next in line or annoying I don't know

So where does everyone live now? Close to ed park? I'm 5 mins away and will be visiting regularly once it starts. Happy to take photos for anyone interested and lives further away

My builder advised they are making progress with the reports and info needed to submit my building approval, and the hold up has been with Crownland as they only just received the geotech report from Crownland.

My builder is still waiting for the soil and contour surveys and property search info so that my plans can be finalised and I will then know whether my building approval will be by way of a CDC or DA from council.

After receiving the soil and contour surveys they can order my BASIX report, engineering reports and Sydney Water approval.

Once all the above has been received they will submit the document package for approval.

Sometimes your sol /cony will get it for you. Did you ask?

If you are in a rush, try calling Thursday and say you were told it'll be ready Thursday. I did, just bend the truth a little 😂 worth a try!

Well apparently they can't start your final plans unless they have this certificate :/

That's cool..We're 20 KMs away.. near to Westmead.

Contacted Liverpool Coucil and got advised Cert 149 issued out to builder by email today

Has anyone else received their Notice of Valuation for their land? My land value is $268,000 for 342.2 square metres, but is dated 01/07/2014. I'm not sure why the value is so out of date, though it does seem low even for back then.

Maybe my council rates will be lower with that valuation.
