We need one on the side which will be next to our house and just curious on cost. Hi Liz, no we didn't had to pay for the retaining wall. As the builder is building all the houses in our line, he is providing it to us in our package even the cutting and filling is done by them only at no cost. We have our own electrician and have been given permission to access the site to rough in all our extra cables etc before sheeting is done. We have nearly 70 downlights going in plus fans, 12 pendant lights, led strip lighting, tv points, hdmi cabled, cctv cameras among other things all being roughed in pre sheeting so once we get the keys we just have to cut holes and pull things through. Our plans still aren't approved, hopefully done this week or by end of next. hi Jhiace, we did the exact same thing. we just asked the builder for points but we did not include down lights in that as we will be doing that later. Really wish they would hurry up so we can re-sign the contract and go to council /quote] We had recently requested the builder for access in the area for measurement of Doors and windows we are gonna arrange from an external supplier. and they allowed us the access. i am not sure why they should not agree access. yes one thing - they won't allow external contractors to work on ur site until the hand over is done. because of the safety reasons. but that is a standard process every where. Re: Building with Hudson Homes 96Feb 24, 2016 12:52 pm Checking our plans our retaining wall is marked: "PROPOSED TIMBER RETAINING WALL BY OTHERS". Hopefully at 27m we can do this relatively cheap. When Carly was working there I was sure she said they included this in the site costs but guess that was incorrect -_- Getting pricing this arvo (if all goes to plan). Haven't forgot about pics of the stone just haven't had the chance yet That's ok. We will just do everything after handover and see if their electrician will run extra wiring to connect to for a cashie. Ultimately I think we will just deal with the changes in floor height - it's not a major issue and we can't afford it now we will have to do a retaining wall. I did think this was something they would have told us after site inspection - not after signing a contract. Re: Building with Hudson Homes 97Feb 24, 2016 1:15 pm Carly no longer works for Hudson either, she had a habit of giving the wrong information and in this game it can cost thousands per stuff up! They are flexible with people going in to measure things but not running anything, Our cabling has to be identifiable separately to their electricians work and is not allowed to touch his cabling OR be connect pre hand over. In essence it is just runnings lots of string lines but without the need to pull cables through later on. We too need retaining walls, no biggie. Rare a builder will include it, we have a dropped edge beam on the most sloped side which means the house can be build without a retaining wall being installed first. The cost of the retaining wall should be shared with your neighbour anyway, My understanding of paying for a retaining wall is if you cut into the lay of the land then it is your responsibility to install the retaining wall, but if you add onto (fill) the lay of the land you are responsible, for us we have cut/fill 600mm from the front left corner to rear right corner, so we will just have to go halves with both neighbours on either side of us. They would just include these costs into every house built either through land cost or slab etc.. It is good because you don't have to worry about it later but you still have to pay for it, though it doesn't feel like it. Re: Building with Hudson Homes 100Feb 25, 2016 6:34 am I thought the cost of a retaining wall falls solely on the person who alters the natural slope of the land. Therefore if I cut into the land closest to a boundary where retaining will therefore be needed - it will be at my cost. Especially considering retaining is generally not on the boundary but slightly onto ones property. Pricing is back Can fit everything into budget and will only need to pay a few hundred out of our own pocket thanks to that $5000 voucher. Also got a price on dropping the slab in wet areas - $1490. Considering a lot of builder's seem to be charging toward the $3000 from what I've read, this seems really reasonable. I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending. All their existing trades and businesses don't work with… 14 109622 Hi there!
