hi

we are getting confused if who is responsible for the rangehood to vent outside the house,apparently our BC said that the plumber whos going to fix it,but when i called the plumber he said the electrician is responsible for that!and regarding the leaks if they found out that there is a leak would the builders responsibilty to share with the water bills?

Hi all,
We like the Madison floor plan as well as Waldorf 44 (both with guest suite at front of house)
What is the main difference (besides price) going with a prestige PD over lifestyle PD.

Also we like the master suite at the front upstairs aka Madison option, do you think we could do that with the Waldorf?

It's tough as we don't live in Melbourne but in Sydney (moving there permanently next year) so can't just pop down to the displays.

Welcome, Sunshine! I'm sure others can do a better job of answering your questions but I'll attempt to tackle that one, basically each level has their "standard inclusions" (ie the fittings etc that you can opt for at no extra cost). The standards for prestige are better than lifestyle.

we are buliding in hadfield, close to pascoe vale / glenroy/ oak park

As Porter Davis only build in Vic, it's pretty unlikely. Maybe try one of the other builder threads?

is that the waterside facade by any chance? we are looking at using this also and wanted to actually have the entire front rendered. waiting for our selection appointment to see just how much this will set us back

Does anyone have experience building with PD on sloping blocks, ie Diamond Creek VIctoria.

We want to build there and have been researching builders PD seems OK, but this is our first foray into the home market and we are on a sloping block (just to make things more difficult).

Depending on how steep it is... PD won't build on stumps, so if your block is really steep, they'll want to import fill to make it flat for a slab

Hi Sunshine83, the Madison and the Waldorf are both stunning family homes. As thewoodies kindly advised the difference between the Lifestyle and Prestige brands, are firstly house designs, and that the standard inclusions within the base house price differ. In regards to the Waldorf master bedroom location, with all our homes we have a number of structural variations on the standard design available, outside of this as we are not a custom design builder there is little room to be make significant room or wet area relocations. Hi Lokster, there is definitely a lot of information to take in and research to cross off at the early stages of building a new home. As Drew01 as replied Porter Davis are a 'slab on ground' builder and our designs are not suitable for lots that exceed 2.5-3m of fall across the building platform. Ours? Our facade is called Thorngate. We wanted to render our entire front, but unfortunately our estate would not allow it (had to have a variety of materials). Might be worth checking that out before you get your heart set on it!

ohok it looked very similar!
we arent building in an estate as such. in a built up area without any real restrictions that we are aware of.
we want to get a quote before we go in to our appointment

Does anyones contract have a definition of PCI in it?

I've looked through mine, but can't see anything.

With my PCI inspection happening next week, I want to make sure that I'm fully aware of exactly what should be completed. The inspection company mentioned something along the lines of complete and reasonable, but I can't remember the exact wording. They also mentioned about internal cleaning, bin removal, site clean and the like, but I can't find anything like that in my PD HIA contract.

Just received our slab/frame report. Boy, I am angry. Some really serious defects. I feel for those who didn't do inspections. What's the point of putting the frame up in two days if the quality of the work suffers?

Update: husband talked to the site supervisor. Apparently the tradies rushed the job as one of their friends died (?) and finished at 2.30 instead of 5. Would have been nice to be told so we could have held off the inspection until the job was done properly. PD are sending their quality team to look at it in Monday. Communication lacking from the SS, he should have been proactive about calling us about this stuff.

However some of the slab concreting stuff is very concerning and that's nothing to do with the poor job by the tradies. Basically says PD have left themselves open to a VCAT claim in the future due to the quality of the work if it wasn't rectified.

Thank goodness for Darbecca. And for this forum for getting me onto them.

No way what happened??? Gets me a little worried. Got my inspector booked in for Monday before they pour the slab fingers crossed!

SS was saying "oh we'll have to push X and Y out". Um, we don't care? Trying to work at light speed is stupid if the work isn't up to scratch, we'd prefer them to take their time and get it right first time so we don't have to pay for reinspections.
