We're building a custom home in North East Victoria. We're using a local building company and started our journey back in 2013 when we purchased a block just over 1000sqm on a hillside over looking a gorgeous valley. We have approx. 6mts of fall from top to bottom. We knew it would be difficult to find a builder willing to tackle our challenging block within our budget. After 12 months of meeting with builders and getting quotes we settled on our builder and started fine tuning our plans. Another 12 months have passed and we've sold our house, finalised plans, got our building permit and moved into a tiny 2 bed unit with our two young kids. We are more than ready to get this show on the road!!!!! ive attached our selections so far. Just a couple of things left to finalise. Plans: Surfmist rood, gutters, fascia and eave. Surfmist windows, door and roller door. Boral Storm Brick with off white mortar: Internal: Kitchen Benchtop: Peace Stone Natural Finish (Laminex) Kitchen/Bathroom/Laundry Cupboards: Laminex Polar White Natural finish Splashback: Metro White Matt 600mm high to canopy rangehood [img][img][/img][/img] Vintage Emerald green pendant lights x3 for island bench Bathroom and powder room bench tops: TBA (wasn't provided a sample but they are light with a speck) Laundry benchtop: TBA (wasn't provided a sample but they are dark) Walls: Haymes Minimalist Carpet -TBA Flooring in kitchen, living, lounge and hallways: Karndean Mid Limed Oak vinyl planks Floor tiles in bathroom/toilet/powder room/laundry: Promenade Ash Wall/Shower/bath Tilers in bathroom/powder room/laundry: Promenade White Floor/wall/shower Tiles in Ensuite: Promenade White So that's about it to date. Next step site cut and really hoping for slab before Christmas but not holding our breaths! We had a call from the owner of our building company (never a good sign) who advised they were on site today to dig a couple of exploratory holes. We were originally concerned about hitting rock with our 2mt excavation. Once there he advised they noticed a wet spot on the bottom side. Our block has significant slope. Approx 6 mt fall overall. They dug around a bit in the wet, they think there's a possibility of a natural spring or a leak in the water pips of the block above. They's left the 1m pits open to watch and see over the next few days. The guy they had doing the digging had cut the site for the neighbor up top and apparently their site was dry so we're hoping that's a good sign. We've had our land for over 2 yrs now and have hand mowed it 4 or fine times and this wet patch has never been there before. we are playing that the new build on the top block has caused some issues with the water pipes and that its just a leak On the upside, site cut is scheduled for Dec 8th. Hope to have some more answers in the next few days. Would love to hear some experiences with water on site or natural springs popping up from nowhere. Re: Custom Build North East Victoria Significantly Sloped Si 3Nov 28, 2015 2:06 pm Went out to the block this arvo. There's a small puddle of water in two of the holes (maybe 1/2 bucket total). It hasn't dried out but its defiantly not getting worse or pooling in there. Not sure what to think. We're so stressed over here. Hoping for more information soon. Can't quite tell from the elevations but guessing on your pavilion side? Hope you get some answers for the wet area soon. Block orientation is obviously far from ideal, however the full west side of our block overlooks a gorgeous valley. We've used double sided Glazing on the full west side windows and are using split roller blinds to block some heat in summer. Landscaping will be a huge factor too with many deciduous trees around the west side for some added relief. This photo is on the bottom west corner. It appears it begins on the top boundary (suspiciously near a tap). That's best case scenario as it will be much easier to drain from the house.
