A normal household working couple will take their entire life to pay mortgages at current prices, even after 20% deposit. Hence its good time, for sydney market to calm down, so that people can afford, and who missed out including our kids, in future have a road to get into the market mate. Even Lot 929 is very reasonably priced. The land price is $425K and for that size Stockland sells it for $540K nowadays. On the land alone the prospective buyer would have pocketted $115K easily. The double storey house is priced at $359550. Where do you find a reputable builder sell a 30sqm double storey house complete with driveway and pathway, ducted air conditioning, landscaping and fencing for such a price? The facade is not that bad as well. You may just have to raise the ground floor ceiling heights to 2.7m if not yet raised and upgrade to the treated timber frame since the standard of Elderton Homes is not treated. You may be even able to negotiate the price to be the same as Lot 930. Let us see in the next few days who will agree with my findings. I think the builder simply panicked and thought that this is really the start of the housing bubble after Westpac raised their rates and that they will be stuck with 4 non-performing assets if these don't move. I think also because there are so many builders out there now, so things are becoming way more competitive. Any edge the builders can get now in this market will be beneficial - And if that means reducing prices to sell some of their packages, then looks like they are prepared to do so. We picked up lot 928 and so far couldn't be happier with Elderton. Even if the bubble does burst i think $964 a sqm for land is a great price. |
