Thanks CR Partners for responding..does this mean the spec in the doc is the right method....hence their is a duct pipe ..henley drafting department said they seal the joist space and hence act as a duct but there is no duct to vent to the outside..getting confused from what they say and what the 'next generation contract specs' .. When they say it is vent externally via a sealed joist space' that means the same as the 'next generation contract spec' as noted in my pics

I would challenge this! The wording clearly states: "Ducted to the outside of the building". They are correct in saying that the joists "act" as a duct BUT are in fact not. As stated earlier, to use the joists as a "make shift" duct is not the correct way. In essence, whatever your exhaust fans and range hood extract from you laundry/powder room and kitchen will travel between the floor space. Joists are manufactured from timber so any moisture etc will compromise their durability long term. My suggestion would have been to clarify this with H prior to contract signing and have it noted in your contract that a appropriate duct is to be fitted to ALL sub floor exhaust venting.

Thanks that clarify my understanding about the sealed joist and they even did that is part of the BCA hence I can't make any amendment..I did question this code and told their drafting department to refer to their 'New Gen contract spec' ..I will tell them to remove the sealed joist space in my PCV.. You have been very helpful ..thanks so much

Just a random question for those with timber stacker doors...

do you guys have bricks or fibre cement sheeting as the infills and are you also building a single or double storey house?

Our house is not built yet but we are building a single story. We asked about brick infill above the stacker doors but it was cheaper to increase the door height and have a small infill so we did that instead.

Hi Pearz, I'm building double..we increased the stacker door height as well otherwise it would be fibre cement as its standard..

Drafting department confirmed this what the Flexi duct look like for venting into roof space..

We went to our colour appointment yesterday. I spoke to our admin today and she told me that we had to until after contract to add an electrical plan and theatre room system. Has anyone had a similar experience to this? I thought that you weren't allowed to make changes after tender???

Hi Henley Vogue, you can make as many changes after tender..they also advise to me I can't have electrical appointment until after tender ...once you sign tender you can request to have electrical appt

We were advised the same thing. We have contract & electrical appointment on the same day. They need the house plans finalized before the electrical appointment.

I am building a double storey house and planning to do led down lights post building. Do I ask the builders to put more baton lights in a room so it can be replaced with led down lights later. Or just leave as it is. I am planning to install three or four downlights per room downstairs and upstairs. Not sure what are the options. Anyone can help me with this.

We are building a double storey also. We had a free consultation yesterday with Beacon lighting in store. The lady was really helpful advising how many down lights per room etc. She advised us to get the electrician to wire all lighting during the build as it would be quite difficult to do it after. She was also able to advise positioning of lights for best result.

We have a single storey and ours is timber infill from memory.. Pretty sure they said there is not enough space for bricks !

From experience it's not easy to have wiring done pre handover and it costs approximately the same after handover if you find the right sparky !
But either way it's much cheaper than gettin Henley to do your lights

Has anyone got a dishwasher installed post handover ?
I'm wondering if Henley is supposed to be providing a provision to transfer the pipeline from the dishwasher space to under the sink area for water, drainage & elec connections
