Since I have seen (M&A fellow member) paved alfresco photos, this is seriously bugging my mind which way to go, timber decking or paving?

Our slim line shed was delivered yesterday after such a long wait. But they didn't deliver concrete anchors set and padlocks.

I was scratching my head last night. Anyway now plan is to assemble shed on this weekend and cleanup all extra bits and pieces and organize them in shed.

Will install anchors when they will arrive later. Shed would be right next to side wall so it would still be fine.

Now need to buy few shelving units for shed and one to go under staircase storage area.

This one saw last time in masters was looking like to do the job. It's around $90 and built solid.

Go pavers!

Decks look great.. for a while. I think wood is too hard to look after, unless you have plenty of time! I'm going tiles, pavers and aluminum slats that look like timber for my front fence XD. I'll save wood for the inside of the house, where it's less likely to rot.

Either choice you go for I'm sure will look fantastic

We're building a Mirage Q1 with Plantation in Brisbane. Just gone to lock up. Still 2 to 3 months to go but looking forward to handover already

was busy whole building our new shed. It was raining here and so decided to keep on going in alfresco.

Now shed is complete but it's gonna be a family drill tomorrow to move it to side of the house. That's where it's going to sit for rest of it's life

After that next task would be setting up some shelves, and clear all garden tools and other mess from the "backyard".

It's merino perfectly colour match with down pipes and aluminum Windows.

Hi Mirz, I am currently talking to the sales person about the Sahara Q2. I was just wondering if you or anyone else reading this forum did any negotiations on the price and were able to reduce the price of the house or items or even got items for free? And if you did at what stage did you do this? Sales or at tender? Thanks. Great forum thread. Lots of great information.

Don't think there is any secret formula

it all depends on your negotiation skill with sales person. Sales table is the best place to negotiate. Also try to go in parallel with at least two different builders for similar kind of house. This will help you to understand their tricks with inclusions and extras.

Most of sales people would negotiate if you are dead serious to sign and that's your best time to negotiate.

But take everything in writing or it never discussed.

I won't suggest to wait for tender to get any discounts. It would be too late. Plus in tender always expect total cost to go up by minimum $10k due to different surprises (council, developer, energy rating, site cost requirements).

Hi Mirz,
We went and talked to our sales person yesterday. Walked in with two other quotes from other builders for similar house and extras.
But she refused saying that Henley does not negotiate price or throw anything in for free or discounted.
Has anyone else experienced this? Or has anyone been able to negotiate?
If you have can you please advise what you have been able to get?

We didn't really have any success with negotiating on anything. However, we said we wouldn't commit until they had a promotion that we were keen on. They asked what we'd like in a promotion and they said they'd include that in lieu of the current promotion. I think we opted for double glazing, timber facade windows etc. To be fair to mainvue, just before tender, they slashed the price by $25k and they passed that onto us. They also abolished the urban surcharge of $10k and again, took that off our contract.
