Upgrading the powder room vanity, might sound silly but I wasn't for it when we were at colours, but my partner talked me into it (his essential) and I'm SO glad he did! It's the main toilet guests will see and use and was only $500. Walk in pantry! We also made our laundry smaller to accomodate! And waterfall benches! I do wish that I had changed some of kitchen cupboards to pot drawers! Didn't really think about it at the time! Thanks villinaeliters! They came yesterday and did leave them above shower! I have no idea what they were talking about last week then? Awesome cassynunn! To be fully completed and plastered it was a couple of weeks maybe even 3. They did such a good job though! You should get the same ones! Wonderful TNC moving super fast for you! It's amazing how fast one storeys move compared to 2! I'm sure they just drag it out because they have double the time to do so! Not good Redwynne! Super frustrating is an understatement! I do agree with villinaeliters! They should start picking up now there's only 7 weeks left! But now I see your concern on rushing! I don't think they like to admit it, but they obviously don't keep an eye on their contract times! They act like they're on top of it, but I think in reality, they were very surprised we only had 4 weeks left! But I'm not surprised! I hope things pick up for you! It won't be long and you can leave this horrid journey behind you and move into the new journey in your gorgeous new home! Ggml, it looks like a dark grey to me but it looks like it has some purple in it! Maybe as a base? If it is supposed to be grey, I've always found it hard to pick one that wasn't too purple looking or too blue looking! Concerto Elite Re: Masterton Homes - The next thread 4.0 6627Aug 18, 2015 2:34 pm Speaking of inspections ... here's one most of you (except maybe you GillyM) probably didn't know existed ... tomorrow I have M's "90 day inspector" coming out to do a "90 day inspection" and check (I presume) whether all the things on my "90 day inspection list" are legitimate etc and then (hopefully) allocate them to the right tradies to fix. Good to know that there IS a back up for things missed at PCI/handover ... our handover inspection was so full on, and most of it was spent identifying paint issues and window scratches (so many, as you all know) that I had no time to go through anything else in much detail. Fingers crossed he a) turns up and b) doesn't "pooh pooh" half of my issues! Shall let you know tomorrow. Still waiting to hear from M about the elephant in the room issue (ie the EXPENSIVE fix) ... my windows, and the alternatives that they propose. However, I think that is being handled by a different "team" and won't need to be rehashed tomorrow. Looking forward to the day I have no more dealings with M .... Am hoping (and I'm not joking) that we are done and dusted by Xmas! 2013 1st tender 24/10 Dep. 18/11 2014 5% 25/02 CDC approval 5/5 Demo 26/5 Pool 3/7 Valid'n 10/7 Slab 11/8 Frame 19/9 Bricks 23/10 2015 Roof 3/12 Lock up 11/2 PCI 31/3 Final insp. & keys 30/4 Re: Masterton Homes - The next thread 4.0 6628Aug 18, 2015 3:13 pm Hi All Just remember the pain of the building process is fleeting and hopefully fades after a couple of years! We are going through the joys of pre-construction, hoping to get to colour selection soon. How much flexibility is there in kitchen design? Is there a cost to moving things around? We are thinking of moving the sink to the island bench and putting in a corner pantry. As for colour perception ,I've come to the conclusion that if the missus sees purple & I see grey it doesn't matter as long as we both like the colours we see! Is there a cost to moving things around? We are thinking of moving the sink to the island bench and putting in a corner pantry. Quite a lot of flexibility Gibson, we changed quite a bit - just go to the kitchen appointment with your plans drawn up of what you want - as long as it doesn't require structural changes/new walls, and just involves kitchen company cabinetry changes, you should be fine. My 2 cents worth re sink on the island - think long and hard about it! Our sales guy proposed this initially in a revamped kitchen layout (we were going to put a butlers pantry in and completely rejig the villina kitchen layout) - but my 2 friends with island sinks asked me to "take a good hard look at your current sink area and how often you have dishes next to it (waiting to be washed) and dishes draining etc" and ask yourself "do I want that to be on my kitchen island everyday, in the middle of my combined living area?". My answer was no - we still have lots of handwashing of plastic and stuff (kids lunchboxes etc) so our sink/draining board area is always a big mess. So we chose to keep the sink to the side under the kitchen window. Zero regrets. So glad we didn't move it. Also, now that our bar stools have finally arrived, we are using the kitchen island for breakfasts/weekend lunches/dinner for overflow (sunday night pizza when we had 15 over, and only 8 dining room chairs). Am glad the sink is not on it ... much more space for entertaining ..... but hey, that is just my 2 cents worth! Re cost of changes - they cost, but not that much. Get it done now, much more expensive later. It all depends on how much "extra" is involved compared to the original design - our main upgrade costs involved converting cupboards to drawers wherever possible and a fit out of our walk in pantry with much more that the standard 4 builders shelves (we put in 3 drawers, a benchtop, wine racks, etc). If you CAN, ask your salesperson or PCC if you can send your kitchen plan off to Artline prior to your kitchen appointment for a quote - they are so overworked that we didn't get our prices back until AFTER our colours appointment, so had to hold off signing off on colours for a few days whilst the poor overworked Artline woman had to follow up our kitchen appointment (more than a month earlier!) and get the prices of our modifications to us. By that stage it was too late to tweak as we didn't want to delay things further .... 2013 1st tender 24/10 Dep. 18/11 2014 5% 25/02 CDC approval 5/5 Demo 26/5 Pool 3/7 Valid'n 10/7 Slab 11/8 Frame 19/9 Bricks 23/10 2015 Roof 3/12 Lock up 11/2 PCI 31/3 Final insp. & keys 30/4 Re: Masterton Homes - The next thread 4.0 6630Aug 18, 2015 4:39 pm We changed the kitchen quite a bit too. Walk in pantry, wall oven, moved the dishwasher and position and size of the island bench. As V says the lady at Artline didn't know the costs of any upgrades. We said we want this, this and that and she had to get a quote done for us. From memory nothing was itemised in the quote either so it's difficult to know what to leave out if it comes back over budget. We have a 3m Island bench with nothing on it, moved the microwave and now have 9 drawers in it. Re: Masterton Homes - The next thread 4.0 6631Aug 18, 2015 4:42 pm Redwynne I was just checking our contract as I know we started around the same time, our 200 days is on 21 August this Friday!! That doesn't include Christmas shutdown or rain delays so probably towards the end of September for us. Re: Masterton Homes - The next thread 4.0 6632Aug 18, 2015 5:29 pm We also changed our kitchen heaps from the standard Santorini model. We had to pay to see the Artline lady at Q-Central and a few thousands on top of that for our new design. At one stage, if I recall correctly, the quote was up to $11k plus so we insisted on it being roughly itemised so we could reduce the cost. Nothing's gold plated in there!! We have a sink in the island bench. Nowhere else to put it. And no butler's pantry for us. Buildersbob - Ours includes the rain days which weren't many, Christmas break and 2 weeks due to private trade stuff up. The way I feel I aint getting excited about jack... just the vodka that Fisher75 is handing out freely! Thanks shell90, I hope things pick up soon as this should be exciting and rewarding after spending soooo much money and time in this project. Good luck Villinaeliters! How do you have so much time to be home when all these guys/tradies etc need to visit!!? Re: Masterton Homes - The next thread 4.0 6633Aug 18, 2015 5:37 pm Great answers guys - the colour is dark purple! Will let you know how we go. I have another question. We are going to our electrical appointment this friday. Anything we should look out for or consider? We are planning to have downlights for most of the house, but were thinking of getting an electrician in afterwards to install. Will this be an issue as our house is double storey? Re: Masterton Homes - The next thread 4.0 6635Aug 18, 2015 9:53 pm Agree about thinking about kitchen island design, we changed ours so the sink is towards the end of the island instead of the Middle with the dishwasher just to the right, and the microwave to the left, right next to the walk in pantry. The default design didn't make much sense with the sink in the middle and microwave at the other end of the pantry. I have a question, the front door is on, looks like it's not stained and varnished yet, is Masterton going to do this? And the downpipes are installed from the roof gutters but it's in white pvc which sticks out like a sore thumb against the bricks, does Masterton paint the pipes the same colour as the gutter? Oh we got the same letter from Masterton too about being close to PCI and steps to take. They talk about occupation certificates. There is a large step down from the rear stacker door because the house was raised. I plan to put a deck there later on, would that mean I have to install temporary stairs or something to get issued an occupational certificate? Re: Masterton Homes - The next thread 4.0 6636Aug 18, 2015 9:58 pm Hi everyone, good to see some progress for some. I completely understand for the slow builds though. I feel like our build has been a very slow one as well. Our contract is up around mid Nov including xmas break rain delays etc. It feels like an eternity specially living in a tiny rental with 3 children. Just a couple of questions as I'm a little unsure of lock up. What is done before lock up? I thought it was when gyprock was finished and doors are on. Is there more to it? Also do they have to be at PCI before they get hit with delays or is that at handover when we get keys? Redwynne our ss also has over 20 builds no wonder we are delayed. Re: Masterton Homes - The next thread 4.0 6637Aug 18, 2015 10:03 pm Hey jazz for us lockup was with all gyprock on, and all external doors fitted and locked. and most internal doors fitted and most of the architraves. Straight after that they start on kitchen cabinets and then tiling which is where we are at now Re: Masterton Homes - The next thread 4.0 6639Aug 19, 2015 5:42 am Yeah it definitely should be Redwynne! It's all about that prize at the end! Hi home_n_all, I'm fairly certain that you just need to let Masterton know you will be doing your own do lights after handover and they can place the light points in correct positions and you won't have any problems afterwards. Inmotion, yes the painters will stain the door in the colour you chose at colours, they will also paint the downpipes in the colour you chose. Jazz2024, lock up for us was gyprock and external doors. Concerto Elite Re: Masterton Homes - The next thread 4.0 6640Aug 19, 2015 7:47 am Thanks Shell90. The hardest part of this build it the guessing. I don't know why someone (I understand the ss is busy with so many jobs- maybe the coordinator ?)can't call us and give us a weekly or fortnightly update. That way we don't have to go past daily to see what stage we are up to. Ok rambling over ........ Hope it's a productive day for all builds 4 17215 i imagine you also have another contract with an architect? and yeah, whatever other's said about special conditions and appendices 16 16645 Hi all I am looking to run a water line under my concrete footpath which is directly next to my home, was seeing if this is possible without cutting the entire section… 0 20734 |
