Hi Guys, I'm not to sure if I am even doing this right. Obviously a newbie here & hopefully a soon to be first home buyer. I've fallen in love with the Lexington Lux Q1. Just wondering if someone could please tell me how much the Henley Move in upgrades package costs please. Thanks kindly in advance

Seems like a lot of internal reshuffling happened. So be patient to hear from new SS and admins.

I have this observation if you hear your SS is on annual leave for one or two weeks, just be prepared for a new SS

We haven't had a construction admin like forever now...it's a shame that Henley couldn't organise someone to look after the clients while she has been sick for almost 4-6 weeks now..we have random people monitoring her emails...sometimes Henley gets so ignorant to their customers it's hard to believe !

Our admin is VA...not sure if you have the same lady but it's sad that Henley didn't bother to have someone replace while she has been away all this time !

generally people go with acoustic insulation between the floors to reduce noise. never read that you need insulation between floors for energy rating improvement before.

and $2k for insulation is a large amount. you done the right thing to ask for explanation in writing. lets see what they will come back with.

Admin came back and apparently the energy assessment is done in-house by their energy department..their justification was my slab is now raft not waffle which reduces the energy due to reduction in insulation and also I have increase the height of the timber stacker door to 2340. This height reduces the rating due to increased amount of glass in almost constant shade.

How much is whole house insulation if floor joist is 2k?

we Also paid something like that to upgrade insulation and double glaze the windows. We also have a raft slab but we did not have to pay for floor joist of 2k but we do have subfloor to first floor insulation

Wow I just caught up with all your posts. Can't believe the troubles you are all having with admin! Ours have been fantastic. We must have hit the jackpot :-)

. Our brickie however is sooooo slow! He has been there a week and a half and only about 30% done. We are watching all the others around us being bricked in a week. He is doing a very good job though, so perhaps I shouldn't complain too much.

HI so just looked at our contract....
$1700 - 6 star energy rating upgrade includes R2.5 external wall batts and R6.0 ceiling batts to house and garage and R5.0 first floor subfloor insulation
$709 - double glazing of windows to whole house except master bedroom, bathrooms and sliders/doors

Wow you have it cheap..they are charging me $2k for R2.5 fibreglass/glass wool insulation..my first floor space is on 143sqm

Nope..they just added in the tender document ..going to ask admin the items that add up to 6 star..but then it might be best to add insulation in the joist but I find $2k is excessive for r2.5k

Got another question, in regards to the pegs and re-establish survey does Henley still charge you if the neighbours garage is on the boundry? Currently he's building his fence and I told the fence guy to put back/mark where the peg was..would I still get charge $850 for this? Hopefully Henley will give back the $850 provision..

If they can't find the survey pegs, yep you'll be charged for a resurvey. It might be worth going a finding them yourself now.

U should be able to find them if u dig around a bit and then put a marker to mark the spot!

The fence guy took it out as he needed to put the post where the peg is therefore can't put back the exact place..he had marked it though

We faced the same issue..apparently raft slab seems to drop your energy rating which we were not informed about earlier..
So despite double glazed windows we had to upgrade our insulations to 2.5 for ceilings & 6.0 for ceilings !
But I guess you can negotiate on the price since you didn't ask for it and they might reduce their margins...definitely worth trying though
