However we haven't even got through council yet. Just wondering if anyone else had any trouble with the start and price review date. Ours is set to 20/07 which obviously has passed now. We are up to our third consultant in head office now (just found out our last one no longer works there) and are waiting on them to provide further information to the private certifier in regards to flood levels etc. We provided all of this information to them before we even signed a contract so don't believe it's being held up by us but am wary they might try to sting us. Just wanted to see if any one else had any sort of dramas like this and whether or not coral went ahead with charging them further Hi tal09 If the delay is due to coral you should not have a problem. They are flexible. We are going to go over too. We had 5 weeks delay with coral head office and now we have an issue with the classification of our property. Just one issue after another. We had similar issue with fittings invoice. Just have a look at your contract as I'm pretty sure it has definitions of the stages. If windows are supposed to be in, give accounts at HO a call & tell them that. They can then reverse the invoice & re-issue it once required works for that stage are complete. Re: Coral Homes general build thread 1911Jul 28, 2015 8:22 pm Hi Murray223, I just looked at contract and in the schedule 2 section it says under roof frame complete, windows need to be installed. Then next progress payment section detailing the stage meanings, it says when buikding fram is finished (Frame stage). So I emailed them to ask, Im guessing they will tell me it is the second section that is correct. Yes I was so surprised to receive the email on Sunday, not like we could do anything about it til Monday anyway. Awesome news for you about the guttering and fascia!! Haha yes we can only assume that what happens in your build will be happening in ours. Oh you've been demoted? At least your guy is nice and it might be a bit less stressful for you when the build gets more full on. Is he ok with you removing that window? They thought it was a good idea, they even suggested other things, I couldn't believe it after what you hear from some builds. Just wondering if anyone supplied their own lighting? We have our clipsal appointment next week and upon booking today the rep advised that typically for a 4 bed Coral home people spend approx 7k above the standard inclusions with 4 k just for led downlights alone!. I previously worked in commercial lighting and know that Clipsal are expensive and weve estimated we'll need approx 33 downlights. When considering we have wiring built into the price for the standard bayonet fittings 4k seems alot just for the downlights. We are supplying the downlights and supplying the fans so that was an expense above the 10k. I guess if we knew an electrician or were prepared to do electricals after hand over it would be much cheaper but we decided just to roll with it. If you are going to do that though I would suggest putting as much into your tender as possible so you dont foot the bill yourself. Our sc suggested putting 1-2k in the tender and we upped it to 5k, could have safely put much more on! We built in 4k as an electrical variation and saved 3k on our flooring (again we allowed for a 4k variation and only spent 1k extra) so we've got the extra covered. It just seems ridiculously expensive for the downlights... not sure if we can use any of the variation allocation put into the contract to purchase lights from a wholesaler and have the invoice paid from the credit union... will ask them tomorrow however I have a feeling that whatever we allocated in the coral contract for the variations can only be spent through Coral for the credit union to cover the cost. So shock upon clipsal appointment when what was included with basic house design was revealed, and the cost of everything was rediculous with clipsal. We did absolute minimum owner supplied all and just did a downlight here and there one fan etc came to $840 above standard house fittings. Taking a gamble we can do all our electrical onsite with sparky, here is hoping You should check your detail drawings, it may show downpipe within brick pier. 14 14914 Ask the council if there is a chance of getting build over easement exemption.
