They have your specific home plan up on a screen and each change they make on their laptop is reflected on the screen. The total upgrade price also updates as you make upgrades. We had most of our electrical needs figured out prior, although a few things came up. They go through each room and ask/advise where switches will be. They ask whether you want down lights or are thinking of getting fans down the track. The night before the appointment I went over the plans again to really make sure we had everything that we needed especially in terms of power points and lights. I thought about what each power point would be used for and how easy access would be for a vacuum for example. We added batten holders (3) in the hallway so that we can add down lights later on. We added a switch at the bottom of the stairs (there is also one at the front door) and separated the lights so two are on one switch and the other is at closest to the front door. We did this though because of our living situation with the in laws and them being at the front of the house downstairs. I added a light to the understair storage and externally outside the study guest bedroom. I also added a power point in the mudroom (as you come out of the garage). This will mainly be for cleaning as I'll have a washing machine and dryer in the laundry. Check your developer requirements as at Oran Park there are no external antennas. The consultant tried to tell us that we needed one and it wasn't included, and that we would have to pay for it. Lucky I know my stuff! With the data and telephone ports I didn't want those visible so we've placed them in the family room with a power point and TV point. They will be behind a cabinet. I had batten holders included above the bench top for pendants later. We still only have the one batten holder in the kitchen but I need to think about lighting needs in there now because it needs to be a well lit area. For power points in the kitchen we had two included (one kitchen, one niche) so I added one at the end of the kitchen bench under the bench top. I also added one to the pantry. We are only getting the standard shelving so just wanted options in there for later. If you have any gas points in your house make sure you put a power point next to them. We got wiring for fans in a few rooms and this includes a switch. So all an electrician needs to do is come in and install the fan. We need to re-think our needs for fans especially downstairs. The consultant advised that if electrical isn't done (or at least pre wiring) downstairs then it can't be accessed later on? In regards to external we got wiring for spotlights at the alfresco and the front of the garage. I also put in the up-down lights for the balcony. They look really nice - but expensive though so at this stage not sure if we will get them installed or just the wiring. In short the appointment went quite well. The consultant (Michelle) was very nice and helpful and didn't mind answering our any questions. Don't be afraid to tell them what you want and don't feel like you need to go with what they recommend. Oh, and electrical costs a lot! I estimated about $1700 and that almost doubled. That could have been due to the fact that the consultant comes from the warehouse in Wetherill Park or because we were a little unprepared for what the standard staircase looks like. And we needed 9. The bar that is included with the standard in my opinion isn't safe for children as it has a curvy pointy part which could catch things. Given our living arrangements we wanted a staircase which will provide us with privacy from downstairs. So the consultant showed us pictures and I was able to explain what we wanted. so now we have to wait for a quote. And here we were thinking this appointment would be the most straight forward! To calculate upgrade costs in the statement multiply the "variations" by the "unit cost". Can you please let me know how much they have charged you to upgrade to D range Brick and for the off white mortar, so I can compare the price as you are building 35sqm. We received the below prices today which gave me another surprise.
