Not doing any structural changes to the facade. just colours changes - Making it little darker.

I have my colours appointment next week. I have chosen feature tiles instead of splash back but they are not going to give me cost for that before tender. Anyone have any idea for feature tiles cost?

I'm building with Mainvue which is through Henley.

My base price was 197k total build price is 262k to give you an idea. Thats inclusive of site costs, upgrades and estate requirements.

I found the upgrade prices fairly reasonable - I had glass splash back so can't help you with tiles. However, the feature tiles in my powder room were around $200 for a whole wall of fancy tiles!

What about a step down in garage? Henley quoted me $450 for upto 258mm. Whats the standard height of garage step down? I really dont want the same level as house.

Standard inclusion
Chromagen/Solar First 9202VOBP11T20P08 -200 Litre Tank plus 6 star gas instantaneous booster (20 litre per minute. This unit includes tempering valve.

Upgraded One = $1366 extra
Chromagen Eternity Instantaneous Hot Water System.
Includes 3 controllers: one in kitchen, one is ensuite and one in bathroom in lieu of standard Hot water system and solar panels. This item is an extra cost of $1,366

Whats good i really dont know. is it worth it or standard one is enough. Also will it add value in re-sale?

Haven't thought about step-down to garage, thought it was included.

Might raise that issue.

We've opted for the upgraded hot water system - we've used it before and it made life so much easier for us, and no accidental burns.
Only thing is a lot of those units only go to a max regulated temp of 50 degrees.

Don't think it'll make much diff on resale value though.

I have changed the house from belle q2 to belle q1......very happy now and NOT getting lot of upgrades which i was going for before such as upgraded insulation, upgraded hot water etc... someone advised and we liked the value.

Colour appointment done.

Lot of upgrades, cant even remember. waiting for colour consultant to email everything.

Kitchen combination : - parchment and seductive limba combination in gloss.
Different colour scheme in wet areas.
feature tiles in kitchen, en-suite, bathroom and powder room.
tan scheme for external
double door entry
upgraded all internal doors
upgraded kitchen tap and all other taps
upgraded front door handle/lock

there was a lot but cant think of anything now.

changed pumice to parchment in last minute. so confused about it still. is parchment is same as white?

I am really very confused. still thinking to change colours. not even sure if i am allowed to.

kitchen colour - just refer to the cupboards near chimney - http://www.brilliantkitchens.com.au/ima ... g_1869.jpg . This colour called as "seductive limba". this picture is just for reference. MAY BE THESE ARE DIAMOND GLOSS OR 2 PAC FINISH BUT MINE IS CRYSTAL GLOSS. The cupboards are wider not lengthier like this. 2 on each side of the chimney. added "parchment" colour to the rest of the kitchen.

If you're unhappy with them, you can always change them or request another colour appointment, as long as you haven't signed contract you can keep redoing it until you're happy. We seen people coming in for 're-colour appointments' while we were there.

Yeah, i have to do lot of changes. I have go there again but have to be prepared this time. Everything is an upgrade. Need to cut on some upgrades.

Also, very important thing and i think it can help you as well as i think i read on your forum that you are also going for tan scheme.

The bricks in that are - Blackwood from Austral. It looks totally different on their website - http://australbricks.com.au/vic/bricks/homestead/
