Our main reason for waiting till settlement first is because we got our land pretty cheap compared the the estates selling price. When it settles, we'll be then refinancing the land and house into one loan aswell, but as the land will have titled, we're hoping evaluators will value the land at what the going rate is, meaning we'll have quite a bit in equity to drop our Mortgage Insurance down. If we signed and refinanced now, they'd go off the contract price we paid as part of the valuation. Just make a few trips. Also might be worth visiting Henleys suppliers showrooms, like their flooring suppliers, tiling suppliers etc. We've got an appointment to see the tiling warehouse on Monday at Hynes Tiles. May be worth giving them a call and also making an appointment if you think that'd help. I think as long as you keep neutral colours and not go with bright fancy colours for splashbacks etc, you should be pretty fine and nothing should really outdate. Yeah, You are absolutely right according to your circumstances. I need unconditional approval as soon as possible because i think job circumstances of my wife soon change and i dont want any risk. Also the current price is already 10k higher the price we bought for. I have very less knowledge of financial things like whats good for valuation but what i know is i need unconditional approval asap to cover the risk of loosing land deposit. I am getting my own flooring so not visiting their suppliers. regarding Colours i am thinking about cream/offwhite and chocolate/coffee.
