So if they don't use that provisional amount all of it or the left over portion is meant to be reimbursed . Carlisle is not allowing me to make some costs provisional. I asked that the traffic managent cost be made provisional but they said that is the min cost they charge all their customers and cant be changed which is total bs as people on this forum have stated lower amounts for theirs. Any advice on what i should do here? Should i keep on insisting? The person doing our tender is our cle and i dont want to potentially sour the relationship this early but i also dont wanna be taken for a stooge either... we were thinking about just taking this cost on the chin and moving along... We did our own dispensation and at cost us $200 and took 15 business days. It wouldn't be any quicker if Carlisle homes did it but would of cost us $1000. A waste of money I say. I wouldn't worry about trying to get the build started as quick as you can I would be trying to get the best deal for the right price. Did give it away to Carlisle!! Robert78, can i ask, were you able to cut back costs in any other ways too in regards to site costs? And can i ask what your traffic management costs were too please? When we were considering a Carlisle build, the start price was a lot lower but with limited 'bonuses'. It's been up to $30k more since then, but the promotions and inclusions make the real increase a lot less. Rather disingenuous marketing, but they're certainly not alone. We are in the same place as Robert78 in that our promo inclusions gave us a good deal overall. Just goes to show you that they really do relocate most of the promo costs into the base price though. Im sure all the builders do it. Still $5K more expensive than our locked price in August last year. Roof - Barramundi- Traditional Gutter/Fascia/Downpipes - paperbark Timber Cladding - Rich Walnut Bricks - Boral - Mountain Ridge Render - Harold and Self destruct - Should i go for more darker colour instead of harold.? Window/Sliding Door Frames - Merino -- Garage Doors - paperbark - should i select a more lighter colour? I'm not sure the merino is the best choice because i preferred bit lighter colour than this. But only available one was Surfmist which consultant told will not match with my brick and render colour selections. I'm just thinking to select "Dune" colour for door frames instead of merino. The photo I've given below doesn't show the true shade of that colour. I haven't seen a full brick layered wall in Mountain ridge. I'm not sure whether kurrajong is better than mountain ridge? Do you think the garage door should be more lighter? I've been watching this forum for a while, and have found it so helpful so far! We are building an essential range home with Carlisle - has anyone on here built from their Essential range before? We have just completed our colour selection, and are finding it hard to get clear answers about the process for contract signing from the staff. Hoping someone on here has built/is building an Essentials home and is past contract stage and can help us out! The process is a bit different to T-Range and Affinity, as we don't have a tender appointment, but they don't seem to want to give us prices until the contract signing, but then have advised we aren't really able to make changes that day - not sure how this works if we are over budget really? Re: The CARLISLE HOMES & SPECTRA General Information Thread 6119May 06, 2015 1:24 pm Hey AJ , at contract if you are not 100% sure on the price don't sign it straight away , you will likely be under pressure to sign immediately but take it home and go over it , if your not happy and want to adjust anything in the contract get them to re do it with whatever changes you need to make , you can always sign it and return it to them at a later date if you do find that your happy with it after looking it over , It's a big decision to make under pressure so take your time and make sure it's the right one for you .
