Browse Forums Building A New House 1 Apr 03, 2015 7:16 pm Hi all, Was looking for some advice. We havent rang our site supervisor yet as it is Easter break so thought I would see what everyone here has to say. When we first went into display centre we asked for the house AS IS on display, only changed a few minor things... The sales consultant being new missed alot of things we asked for and therefore we lost confidence in him, so went through his manager, well being oversited and just telling everyone we wanted the house AS IS, i didn't realise that the sliding door in the living room isnt as displayed so today when we went to check out our frame, the pissy little sliding door in there is not what was displayed... anyways to cut a long story short, do you think they will change it to the one displayed if we pay for a variation etc? We will just NOT be happy with the pissy little 1 stacker... Its easier for them to change the frame to suit now than us doing it when its all finished... Some advice on how to get this resolved would be fantastic, I hope they can change it for us.... I hope this makes sense. Feeling silly that we oversited this error, it was all just so frustrating at the start with the salesman not changing what we asked... Re: Not what we asked for BUT signed contract 2Apr 03, 2015 7:21 pm Why would you sign a contract without checking through everything first? I guess its done now so.. To change it is going to be expensive. For starters, if the frame is already built, it will need to be altered and a larger lintel / head installed to carry any weight from above. Not to mention the variation fee. Cheers, Paul (& Lisa) Parkhill 36 by ClarendonHomes in Coomera Retreat H1 Build Thread And Blog Building Blogs List - Go Ahead And Add Yours!! Re: Not what we asked for BUT signed contract 4Apr 03, 2015 7:43 pm They will do it for sure but will charge labour to take out what is already built, charge for full retrofit plus margin. They may also be engineering fees. Understand that it is an oversight however they would not expect to do it for free. It will still be cheaper than retrofitting post handover. They may cop some of the charges given that you had stated several times that you wanted the house as displayed. Good luck. Re: Not what we asked for BUT signed contract 5Apr 03, 2015 9:10 pm Thank you AussieMark! I was worried they will say too bad, pretty much. We don't mind of we have to pay, we would rather be happy than not. I have never in my life read plans before so based something on just what we told them to do. Pretty shattered it's happened but just needed the reassurance that it could be fixed ️ thank you. Re: Not what we asked for BUT signed contract 6Apr 04, 2015 1:51 am You actually may want to go through with a fine tooth comb and reconfirm. I found numerous errors in my specs and docs and even in measurements which would have left me in a hole had i not picked them up. I am by nature very OCD on details and I work in a details oriented job so its second nature to me. There should be no reason for them to say that it cannot be done as anything is possible if cash is available. Its about where the line is drawn on what it is worth to you. Good luck. Re: Not what we asked for BUT signed contract 7Apr 04, 2015 5:38 am Hi dmj1983 Unfortunately this is a common problem as most builders have various (display?) options, deluxe, mint deluxe, etc, and as displayed. Generally what's on display is $100k+ Extra when you consider all the options. It (confusion) doesnt reflect that well on new home salesman or the sales manager, unfortunately I fear the replacement price for the door might be a kings ransom but try to negotiate.Stackers run at $1500-2000 per door, are there any other mistakes, if you know what i mean. Yeah we have a feeling they will try to overprice to fix the solution to upgrade to that door was only $406... So here's hoping hey Can't believe I didn't realise that it should have had two arrows I just assumed it meant that's the way the door slides open. Re: Not what we asked for BUT signed contract 9Apr 04, 2015 8:18 am I wouldnt beat yourself up over it The Salesman should have gone thru all the paperwork before you signed. But here's the kicker, he is not an expert and he is entitled to make mistakes and you have to ultimately pay for it...suggest try sharing the difference between the salesman, builder and yourself and see how you go. Sit with your wife seperate and highlight anything your or her may think is different, wrong or just questionable. I checked my spec and plan & addendum more times then the normal person and I still find things that I missed or didn't think to question. It's better to pick anything up now while at frame before they go to far just in case. It may even pay to ask a friend who may have built before to look or even post up the plan or questions from spec here for people to look over for you, like you said you want to be happy so you want to make sure your expectation of what you're getting will meet the reality. Re: Not what we asked for BUT signed contract 11Apr 04, 2015 9:46 am The sales person has done his job once the contract is signed. Check everything asap. It took serveral passes for me as I found there were version control issues. These are human errors that I expect that arise from inadequate checks and balances being in place. To remove these errors and oversights in this day and age would increase the admin cost. I would explain that it is your oversight as you are not a builder. However, given that you said you wanted the house as displayed the sales person should have started with the build list of inclusions for the displayed house. Make a list of points. Make I clear you are not expecting the fix for free but you are expecting it to be done at a reasonable price given you had requested display spec. Above all, don't stress over it. It will get solved. Re: Not what we asked for BUT signed contract 12Apr 10, 2015 11:02 pm Thank you for your advice, they say they are waiving the variation fee of $500 and the entertainment stacker door will cost $1100 and we keep the other door to sell lol... Would someone really buy that teeny thing... It's still pricey but less than what I thought plus at least we'll be happy with it now... Would have been much more pricey if the house were finished before we noticed it. Re: Not what we asked for BUT signed contract 13Apr 11, 2015 12:04 am Good result and yes I think someone may buy it. Get a valuation for and and donate it to a charitable organisation and claim it as a tax deduction.... That way you get the valuation times your marginal tax rate effectively for giving it away.
