Browse Forums General Discussion 1 Feb 20, 2015 9:11 pm Hi guys, we are finally looking at land to build our new home and we found one block which we like in term of size and estate location. my only concern is the T junction that is close, do you reckon it will cause a massive headache. I guess the block next to ours will be even worse as they will be at the end of the T but would like honest feedback on the block we are interested in buying.. (Block 722) what you can see on the right hand side is a park. Given north is at the rear and you could then put living areas out the back to take advantage of passive solar orientation, the front could be garage, entrance, study/theatre or spare room so doesn't need to have bedrooms facing any road noise. Re: Advice on block of land near a T Junction 3Feb 20, 2015 11:58 pm Thanks for your reply, The road forming the T junction is actually a crescent, does this means that I can expect less traffic compared to main toad? Is the noise that relevant on block next to a T junction? Re: Advice on block of land near a T Junction 4Feb 21, 2015 12:09 am On a corner or t junction you'd get braking or acceleration noise as opposed to constant noise. But if this is a road in a new estate that only services houses as opposed to being a road to a destination then I don't personally think there are any issues. Advice on block of land near a T Junction 5Feb 21, 2015 12:56 am Would you recommend some kind of fencing to the front to avoid headlights as well? Is that needed? Unfortunately the house plan am looking at has the master to the front left of the house. The closest to the T Junction will be the garage and another 2 metre will be a door so i am trying to push the master the maximum possible to the left hoping that headlight and noise won't be a massive issue. I would like to avoid the theatre at the front as well to minimise sound pollution to the neighbours lol so will put it on the side in the middle of the house. Re: Advice on block of land near a T Junction 7Feb 24, 2015 7:23 am We have bought a block that is almost exactly identical to yours in terms of how it sits as part of a T junction. Our bedroom will actually be at the front of the house, on the right. However, the road traffic didn't even occur to me, and even though you have raised this I am still not really concerned as the only traffic will be local traffic, our street is one of the main ones through the estate but I still think it will be fine. You could consider double glazing the front windows too if you can afford it, to reduce noise? My blog: tashandpaul.wordpress.com Our standard double-glazed window is tested to achieve, Rw 34, and can be glazed to suit Rw 39. The price is good too... 3 11734 I'm based in Adelaide and I'm considering purchasing a house and land package from Weeks Homes. I found a deal that looks good, but there's a complication: the land isn't… 0 1363 |
