Question......my builder is telling me that our gutters are going to be painted. I thought these were meant to be colour bond??

we had the same problem but by the time we noticed it was too late as we had signed the contract. In our contract it says colour is colorbond colour and material is sync alumnium. IMO colourbond colour is highly misleading. Not sure if it is intentional.

Hey Ravs, I know I've lost the touch with the forum after going back to the usual routine

We are now working on the landscaping of backyard which is something I'm trying to do myself for fun

Our backyard is around 14mx5m. Since we already have the fence all around getting soil in is going to be challenging.

Haha we've moved in for 3months now and still haven't exactly started on the landscaping yet!
Definitely don't plant anything that can grow big near the house, good luck with your landscaping!

Do not paint these. The gutters will start pealing after a year or 2 . If you do insist on painting them, do it with a high density paint.

Hi Melvin,

I am still waiting for my valuation from the bank. With regard to post contract variations, i believe the process is that you deduct or add from the final payment you make to PD. My PCV came to about $1500 for some changes I made and they said I can deduct that from the last payment.

I just wanted to know if anyone here upgraded their heating in their Bermuda? I only just noticed that it is a manual thermostat. We were thinking to upgrade to an automatic zoned one.

I upgraded the heating units to HX35I and the quoted price was $1,729 including network controller. If you want zoning, I'd say it may cost another few hundred dollars.

For those building Bermuda and choosing the 'Outdoor Style' package, how much will we receive for the allowance for fencing? Will this be deducted from final payment?

Can you tell me about the Bermuda 29 as I have not been able to find a .pdf for this size.
I like to look of the Bermuda 23 with kitchen, rumpus and games option... is this the same as you have chosen? I'm guessing with those extras it would add up to around 29sq. And if so what was the base price for it?

Also thanks for the poster who posted regarding colourbond "painted" guttering. I've learnt quite a lot in the last 30mins.

Have been considering the Duneden 29, starting at $214k (lifestyle range), but has already reached $260k at a meeting we had this weekend.
So now considering starting at the 'Advantage' range to see if we can get the budget down to $230k-$240K but with as many extras as possible.
Has anyone else done this and have you been happy with end result?

the Bermuda 29 for us is the Bermuda 23 with Grand rumpus, Kitchen and Grand Alfresco.
we also added the powder room option and Master Ensuite option

the base price of the Bermuda 23 is $157,900 and the final price of our home was $245,000
we did add a lot of extras but we are doing the flooring, air conditioning and landscaping ourselves after handover.

Hi Kate,

You mentioned you are doing your own flooring. Can you tell me how that works? What is the process to ensure the flooring you put in matches the wet areas, alfresco, etc? I want to do my own flooring, but not sure what needs to be considered.

hey John

well we decided to not include flooring straight off the bat so we didnt really consider anything like that first. We found the builder really didn't offer much in the cat 1 and was just not worth the money to upgrade. We are shopping around now and looking at a very light wood look laminate, the Quick step Largo in white varnished oak.

do you mean matching the wet areas as in colour scheme? we are going to go with a very dark carpet as we have carpet just before you enter the bathroom and our tiles are very dark grey on the floor.
there will be a big contrast between the carpet colour and laminate colour but i am not fussed about that as i quite like it.

i just sent my drawings around to flooring places and asked them to quote me on what i wanted

we havent made any decisions about the alfresco yet, but looking at tiling it in a dark grey.

when i first started looking at flooring i just researched pictures, mainly on Houzz, to get an idea of what i liked.

That makes sense. I was also wondering about having someone else come in to do the flooring. We have been in houses where there are gaps/different heights in the flooring. So,was curious if when you talked to the flooring companies how easy it is to come in after handover to do the flooring. Have you had any discussions about the process?

I haven't got that far in the process yet with the installers. I will have to find out how it works but im guessing if the slab is obviously not very level we can take it up with the builder at slab stage, or may have to get the floor installers to fix it with the floor patches on the slab. I have been told that because our floor is floating it does allow for some unevenness as the underlay will level it out.
