Browse Forums Building A New House 1 Dec 18, 2014 11:41 pm Hi Guys, I thought I would create a post for our Next Residential Build, as I haven't really seen to many on here. Our build is in Mindarie, Western Australia which is in the northern suburbs near the coast line. We only looked at a few builders in Perth, APG, Next Residential, Broadway Homes, Don Russell, Beaumonde and Novus Homes. Our decision boiled down to their price, standard specification and flexibility of materials used. NR also included an Intelligent homes package (smart wiring Company) worth $5K as well as internal painting throughout. Our initial meeting with Next residential was in July 2014, where we played around with ideas on modifying one of their plans called the Patterson - http://nextresidential.com.au/plan/the-patterson/. The original design has all bedrooms upstairs, with Kitchen, study and home theatre on ground. Our main Requirements/Wants were: 5 x 3, 3 bed upstairs and 2 down Good size Kitchen Open planned Living Large WIR (partners Choice) Rear facing balcony (capture views) Void area near Entrance 16-19 Meters wide Good standard Specification Price Per square meter $1,200 and below A modern elevation incorporating stone/tiles and different depths, with multiple render colours Render to Entire House Some Pre-Start choices Primary Render Choice Window Frame Choice (Anodic Natural) This is our modified plan, which includes about 68 square meters of added space from the original design. It also includes a rear facing balcony 5th bedroom and additional bathroom and WC. Ground Floor First Floor Our main focus areas for land were Iluka (Beaumaurice) and Mindarie Block we decided on 854 Square meters total, split in 2 levels. Top level is 684, below block is 170. Next Residential put through the paperwork to the council on the 4th of September 2014, approval came through roughly 5 weeks after that. From selling our house and dealing with our bank ultimately added another 8 weeks to our timeframe, which probably isn't to bad. If so was that after restart upgrades? Looking forward to following your build! Pretty close, it ended up $1203 per square meter. The reason it was pushed over was pre-start costed more than we anticipated, probably added some things we really didn't need. (South Facing) Thinking about having a vertical gardening hanging on the wall outside with a selection of herbs Dinning Area Walls (west facing) Bed 4 (Study) and Bed 5 (Guest bedroom) Outside View Bed 4 and Bed 5 View Home Theater, plus Bed 4 and Garage Internal Garage Walls Living area, looking at Internal Stair Area, with storage (under stairs) Kitchen / Living - View of lowered support beam. Still unsure about this, but I can't do much about it now. To Next Residential's credit, they did offer to raise it at cost price. Once ground floor plate height was completed we had our first site meeting, no issues were discovered. Within 5 days our independent inspector also looked over our build, he only found one issue with our NIB wall not being tied into the main walls correctly, this was rectified in about 4 weeks. Good news for us Thoughts once walls on ground floor went up: - Should have considered a slightly wider entry - Should have considered increasing living area slightly - Rooms all feel like a really good size - Powder room feels a bit small, would be ideal to make 300mm larger both directions - Wall heights at 31c feels huge, really happy with that decision. - WIP is a good size - Kitchen space feels good - Window placements and sizes all seem adequate 1 5121 i imagine you also have another contract with an architect? and yeah, whatever other's said about special conditions and appendices 16 16663 Hi all I am looking to run a water line under my concrete footpath which is directly next to my home, was seeing if this is possible without cutting the entire section… 0 20748 |
