Thanks Hi Paul, Just thought I'd throw in a different approach as a suggestion: I recently approached my bank for a home loan, & got them to calculate the rough maximum amount they would lend, then I googled the changes/upgrades I wanted (& also called around) to determine the average costs to get the changes done. After that, I looked at the total cost of this wish list, I then took that cost + 10% (as leeway) off the value of the pre-approved bank loan (given by the bank as the amount I can borrow), & I used that new amount as my purchase price limit when looking for another property. Then, I can comfortably add all the bits I wanted while being inside my borrowing capacity/pre-approval amount. If I can't afford the house at the given amount less wish lost cost, I trim the wish list to increase purchase price. I find doing it this way this much easier. We'll be building in Marsden Park with Eden Brae and I have already learned so much from all the various postings. Question to the group - has anyone chosen to have sliding doors installed on their wardrobe by EBH and were you pleased with this? The only display home I have seen with sliding doors is the Waldorf in Homeworld V. They are aluminium sliding doors and really don't seem to function properly. Should I rather consider taking the regular doors out and have them installed separately? Thanks! We are currently on contract stages, I have 2 questions I would like to ask the group, 1. If we upgraded the items, do we get a credit for standard items we don't use? 2. Has anyone got charged for hidden site on clause no. 12 (with fixed priced tender options) Thank you Hi Newport 38, In reply to your first point, with the items I upgraded, I paid the 'difference' between the standard & the upgrade, so there was no refund on the standard, then 'full price' on the upgrade. So far, I have not paid any extra on top of my fixed price tender for my home - EBH have covered all costs associated in this respect. I have not paid extra for Council delay, CDC, Basix reviews due to Council/CDC requirements, thus far. I did not pay extra for any site costs prior to construction. I am at peg out stage Re: Who else is building with Eden Brae? 10831Sep 15, 2014 8:55 am Hi Cremorne35, From personal experience, we found out getting a credit for doors and getting it done externally post handover worked out cheaper for us...since we wanted custom shelving in the wardrobes. But then, we've got ample time before we move in to our house post handover. So either you pay a premium price with EBH for it...or you put time into it...totally personal choice. Hey Newport38, All prices mentioned for upgrades is "In Lieu of"...so you don't get a credit for any upgraded item. However if you take the item out altogether from the contract...they provide you with a credit for that. In regards to fix priced tender option... we only paid for second BASIX review since we selected a darker colored brick after the BASIX approval had already been received. So if you get everything right the first time...there shouldn't be any hidden costs as such. Cheers. We are quite happy with them. However, they were exy. You can google corinthian doors, quickslide to get an idea of what they look like. I think Nsharma might have posted one of her quickslide robe doors on here at some point? My only advice would be to either get the 2 door or 4 door sliders. It will allow you to access half of your robe at any one point. We have the 3 door version and max you can access at anyone point is 1/3 of your robe. Otherwise like Kellyville said, you can do them after handover. Newport38 There is only 1 person on here that I have known that has been slugged with a site cost after breaking soil and that is Kerith. You can pm her to find out as I can't remember exactly what it was. The majority of us have not had any issues with extra site costs. I'm now very inclined to get the robes done after handover. Another (completely unrelated question) - the basic ceiling height is 2.44m and the upgrade to 2.59m (ground floor) costs about 4.5k. Money I could use for other nice upgrades. I wonder if anyone stuck to the basic ceiling height of 2.44m and regretted it afterwards? Cremorne35, I do regret not going for the higher ceiling. However it worked out really well for us...as we've got a split level and more than half of the house has around 2.9m ceiling due to the slope If that wasn't the case, I would've certainly felt bad. I believe you're building a double storey 35sq house, so higher ceiling will be limited to ground level only?! Re: Who else is building with Eden Brae? 10837Sep 17, 2014 4:16 pm Cremorne 35, we were quoted $4k for the 2.59m ceiling height but managed to negotiate it down to $2k at the tender stage. My husband is 1.85m tall and he can reach the 2.4m ceilings in the display homes so it was important to us that we had the extra space. And yes, it is a double storey house but the quote was only for the ground level. I'm not even sure they can do this for the 1st floor. They probably can, but it's a bit less important I guess - you spend more time in the living areas than upstairs I reckon.... The negotiating at tender stage is interesting. I read similar comments about that on the forum and I tried to during our tender meeting but our presenter did not give any margin whatsoever. And I *really* tried. Is there a trick here? Or am I stuck with a presenter that just doesn't want to give anything away? It was over $4K to get that from what I remember, but I didn't quibble on price, as due to it being an investment I claim/depreciate everything possible. I was led to believe at the start of my tender process that the prices were not negotiable anyway, but I liked the house so I didn't mind I didn't see it as an essential thing, though - just a more "make it nice" one. I am nearly 6' myself, & I live in a regular height place (hubby is taller), & we don't notice it Re: Who else is building with Eden Brae? 10840Sep 17, 2014 9:47 pm I would be interested to hear if anyone else had luck negotiating on prices during the tender. We definitely got the impression the prices were not up for negotiation. However we did get some discounts on things we were pretty unhappy about having to pay for (paying for extra fill when we were planning to have a pool dug which we would have had to remove the fill for which we felt could be used). Work FINALLY started on our block this week. We now have a level site and expecting the slab to be poured next week. We have received a list of when everything is booked in over the next month - looks like things are going to move very quickly now. I am really impressed with our site supervisor so far. His communication has been brilliant. I built with EB back on 2009.
