GL will be under Marsden Park. Does anyone know how today's sale of 5b went? Re: Greenway Estate, Marsden Park - Community Corner 352Jul 05, 2014 10:11 pm Scifi9 Hi Papz. If I may ask. What is the size of your land please and is it a double storey house ? It's a 390sqm plot.. yes, it's a double storied house, columbus 28 from wisdom homes.. Re: Greenway Estate, Marsden Park - Community Corner 354Jul 07, 2014 10:36 pm Among the 3 packages, we had the best experience with Champion Homes so far. The director in charge of Home and Land packages, who was also the Pre-Construction Administrator, was so easy to deal with and very clear and concise in her communications. She was also accessible even after office hours. Now, we just have to see what happens during the Internal Colour Selection and during construction itself. One of the lessons we learned during this exercise was to raise the ceiling height to at least 2700mm/2750mm since the difference in price with the 2600mm is not that significant but the impact to your house is. I already live in a 2600mm ceiling height house (up and down) but when I visit display homes with 2700mm/2750mm ceiling height I can always visualise and psychologically feel the difference. Just something for you or your friends to consider... Re: Greenway Estate, Marsden Park - Community Corner 355Jul 08, 2014 9:58 am Hi dudhatra, Definitely 20-30K more in current market conditions. The final valuation depends a lot on the valuator, but you will not have an issue with Greenway estate as the stone cutters is just nearby with a huge price tag Kaycee is right about the ceiling height. I have upgraded to 9ft but don’t forget to change the doors and windows to match your ceiling height which can cost you around 3-4k more. It has costed me around 10k to upgrade ceiling height from 8ft to 9ft with all windows and doors (including sliding doors) to match the ceiling height. But again the price varies from builder to builder. They make maximum profit on variations... Re: Greenway Estate, Marsden Park - Community Corner 356Jul 08, 2014 2:03 pm Hi all, Just had an email today from Greenway regarding the 5B release. Looks like non of the packages have been sold on 5th July or was it the priority numbers given out and selection will be on this weekend? Re: Greenway Estate, Marsden Park - Community Corner 358Jul 08, 2014 2:49 pm Sold as at 6th July 2014: Stage 5A | Lot 550 | A$649,900 | Rawson Homes Stage 5A | Lot 555 | A$649,900 | Rawson Homes Stage 5A | Lot 556 | A$649,900 | Rawson Homes Stage 5A | Lot 557 | A$649,900 | Rawson Homes Stage 5B | Lot 518 | A$662,900 | Rawson Homes Status: All Stage 5A lots are sold out. 9 lots in Stage 5B remain available for sale. Re: Greenway Estate, Marsden Park - Community Corner 359Jul 08, 2014 10:47 pm No wonder GL lands have the same value as SCR: http://www.blacktown.nsw.gov.au/files/2 ... e_Area.pdf It was the planned Western Village of the Colebee Release Area. Buyers don't also realise that all Stage 5B lots are North-facing, which is the ideal position of houses, and thus normally have a higher price tag. The GL Estate is indeed a gold mine! Re: Greenway Estate, Marsden Park - Community Corner 360Jul 09, 2014 12:04 am Found this out a little while back as well Kaycee, its good news! Release 5 is optimally positioned as it's walkable distance to the business park and neighborhood shops. A 2 min drive and you also have a golf course. Also a small distance to the future Marsden Park train station (bike rideable or a long walk). 4 15049 Dear all, Requesting your help in relation to a CDC code.
