Heath is spot on. Your SS is obliged to fix ALL defects regardless of which inspector picked them up. As Howard is a registered/ licensed building inspector, IF he picks up issues that are not to standard then your SS has to fix them. If your SS refuses then you can refuse to agree to settlement until the defects are fixed. Did howard pick up big issues or was it just the minor things like paint and plaster touchups??

Ring your council and ask them how to apply for bins. In most cases you just have to provide them with a copy of your IOC.

BTW, have you got your building insurance in place yet? EBH insurance runs out as of date of PCI, so you need your own insurance cover now.

BH to clarify EB's insurance DOESNT run out at PCI. The building insurance and liabilities still go under Eden brae until you settle. Tradies need to access the site etc and the house isn't ours at PCI. You do need to ensure you have your insurance purchased at PCI stage however.

Firsttimers, you're right. EB trades still do need to access house after PCI. The wording in the contract says that you have to "insure building works from date of PCI".

EBH provide a reminder of insurance requirements prior to PCI, what you will find is the Eden Brae cover post PCI would not cover theft of appliances, vandalism etc... But all trades would be covered until settlement

Again HeathWilD that's not correct! EBH will cover EVERYTHING until you settle on your house. The moment that final payment goes to them and you get your keys that's when they won't cover but until then they are liable.

I discussed this multiple times with my SS and CSA and they clarified this with me.

You do need your own insurance organised from PCI but EBH will still cover everything in your house until you settle.

I got into a heated argument with a temp SS I had prior to a failed settlement and he said if anything gets stolen we ( us as in the customer) have to claim it with my insurance to which I hastily and angrily told him what a load of $h!te that was and that is the biggest line of cr@p I've ever heard.

The guy was not very smart!

guys its just matter of two weeks or 10 working days maximum for settlement after PCI. i heard some people has got less than that period of time to settlement. i don't think its a big deal to sign up for insurance 10days before or after. just for peace of mind. if we could spend so much money for build a house then it should not be a problem to signup for insurance from PCI. im guessing it going to cost maybe $40 to $60for two weeks depends on value of the house.

never mind that's just my opinion what i think.

Of course it's not a big deal and it is a peace of mind, but I think the point of it is just because you have your PCI doesn't mean EBH insurance runs out, it can't happen like that. Just trying to clarify the misinterpritations that have been fed down the line

I think it comes down to how your CSA, SS and management interpret the wording in the contract. We were told by our SS that from PCI date that the house would be our responsibility, hence why I thought that EBH cover of our house was finished on date of PCI. Its extremely confusing for clients to know what their rights are when words in the contract can be interpreted in different ways.

Regardless, my bank required insurance to be in place prior to releasing the final funds for settlement and it gave me peace of mind as well to have it in place.

Aaah legalese, totally open to interpretation.... I was given the exact same interpretation as you BH. The reason is irrelevant, the requirement is black & white fact. After PCI the client must have insurance.
Heated arguments with apparently less than intelligent SS's aside....More important to manage the quality of your investment than to question a very easy to comply with requirement.

we were the same as you BH and heath- told to get insurance as of PCI. i had heard form others on here that it needed to be done so we just went ahead and did it. They should make it a lot clearer though. something so important shouldnt be so confusing.

People as most will know depending on who you talk to is the answer you receive. Your home is covered by law doesn't matter how it is worded in the contract until hand over by EB, PCI isn't hand over. At hand over you then own the home so all legal obligations become yours, you don't make final payment at PCI so EB still owns the home (insurance doesn't cover something you don't own). Once final payment is made & everything signed & official that exact moment you are liable. No point asking EB you need to talk to fair trading for the facts. The fact is most have bank loans & banks don't hand over final settlement until they see prove of insurance from you so you actually have cover before hand over but you can have it dated to start on hand over day.

Hi MelMel, have you had a look at a display..? I've seen the one at Camden (Spring Farm) & it's very roomy for a "23". The only thing I wasn't too fussed on was the pantry, as it has shelves that seem a little difficult to reach into..maybe this could be solved with a tweak of the plan.?. Otherwise, we liked it because it's a little bit like a Tardis!

The glass window near the stove splash back looks fabulous.
I am building a Foxley 27 cnr, as I wanted to go a bit bigger with the alfresco on the other side

Good luck deciding on what to build!

The only thing I wasn't too fussed on was the pantry, as it has shelves that seem a little difficult to reach into..maybe this could be solved with a tweak of the plan.?. Otherwise, we liked it because it's a little bit like a Tardis!

When we were looking at the Sheffield 23, we were tossing up extending the kitchen bench adjacent to the pantry by 300 into the dining area, and moving the pantry wall into the bench space by the same, & then reversing the swing of the existing pantry door (to swing adjacent to the fridge space), & adding a corner hinged pantry door to open up the added corner space, hinged fixed to the bench side, so the opening is adjacent to the reversed pantry opening. To complete the change, I would extend the shelving in the pantry to meet the new corner configuration. Hope this makes sense!

I'll try to load some photos of the house when it's ready

There is a new Sheffield 25 at Gregory Hills, at the new display homes site, which has a different pantry configuration to facilitate access..had a quick look today & it seems a lot more practical than the existing configuration in the Sheffield 23 at Spring Farm. There are some narrow corner shelves + a small bench top with draws beneath in the recessed (formerly difficult to access shelving area) space. The new display homes look really fresh & inviting

After 7-8 months finalising everything we EB, we have finished all the docs. Now the waiting game, i've been told 20 days before they can give me a construction start date, does anyone know a usual time frame which they give you this or previous time frames from experience?

Hi guys, yesterday had my tender presentation with EBH. The site cost came higher than expected. They added $5500 for stepdown to garage. Just wondering when you need to have stepdown to garage? Front of my lot has 0.5m fall towards the road. The overall fall of the lot is 1.5m from the back towards road. They need to do 575mm cut/fill. What's the fall that standard site cost covers?

Mystro how long it takes depends on how many homes EBH have in the pipeline. Some people had started within 10 days, others have had to wait the full 20 days. The 20 days are business days so 4 weeks all up. Now you just have to sit back and relax for a couple of weeks and then the fun begins with keeping a close eye on your build ::lol::

N2k congrats on getting keys and settling in ::celeb::

Jahangir I think EBH allow a fall of about 1m in their std site costs. Our site costs were exorbitant as we had a big fall and rocks on site. Does your block slope left to right as well, hence why you've got the step down for your garage?
