So far it's been just over a year since we purchased the land(Feb 13) and our slab is being laid today. The admin side has taken 6 months and we bought land off the plan so by the time it was registered, it was nearly 10 months. Every build time is different and it also depends on the weather. Have a read through previous pages as it has a lot of good information. Extra costs, we were quoted 50 lineal metres for piering and it came in at 89. Not sure if H&L package has fixed site costs. The main thing is to do your homework and ask lots of questions. We are in a similar situation as Jasper 26(We are actually building next door to each other). Jasper mentioned the piering. We were both quoted(Well, allowance included in the tender) 50lm for piers. Whilst Jasper went over, we went under and so got a rebate on the difference. So yes, every build will be different. For an idea of timelines, my blog has a page 'Important dates' where I have listed each step of the build with the dates(it is getting quite long!). By the time our land was registered, we had already done colours and signed off on the plans. So the only thing left, once the land was registered, was for MJH to submit the plans to council. While it was in council, we attended the electrical appointment. Once the DA was approved by council, we waited for our bank to send the authority to commence and then it was all under way. For us, from the point the land was registered, until they started work on the site was a little under 3 months, but that included the Christmas close down period. Hi Buckingham, We have recently purchased a home and land package, you will find money has been allocated to everything that will give you a baseline home. Upgrades for all items can be done (tiles or carpets etc), and you pay the additional amount for these (for the upgrade), however you don't really get to see how much was all-ready allocated to tiles or carpets before the upgrade. Depending on the builder also depends what's included in your package, be clear to understand what is included, and what isn't. The big Hidden cost's are the Basix, Site cost's and potential additional concrete piering. The only benefit is, you wont pay more on these costs if for example, the concrete piers have to go deeper, this is the builders cost. However if the concrete piering is only shallow, you get no rebate. (However Rock removal is your cost and retaining walls) Basically when you buy a Package, it's not transparent, so all costs are hidden. If I new this before entering into my contract, I would prefer to go with no package, and have more control of the cost's allocated to the build and the items put into the home. However if you have fallen in Love with the block, and the builder has a Put and Call option on it, sometimes you bite the bullet. One thing I have heard and it might not be true, is that Home and Land packages seem to go through the process alot faster. I hope this helps, happy to give more info if needed.
