As I said we've been thinking and planning the plan since around June last year. Must important to us was good northern sun into the living areas over winter. As I doesn't get overly hot (mostly) over summer, we don't need to be as concerned with heat. Also we wanted decent sized bedrooms for the kids. The house we are in now has really small bedrooms and now the kids are getting older it's causing us issues. Other than that, we didn't have too many requirements. 2 living areas and a reasonable sized garage. Everything else seemed to come together from there. We will also be putting a shed up, a double garage size, with a carport on the side. Not really essential, but that's what you do on acres apparently! Re: Custom Design on 5 Acres Northern NSW 12Apr 10, 2014 8:06 pm I didn't realise how much emotion building can give you. Highs, lows and everything in between, as I'm sure you have all lived also. The first estimate, initial quite we got from the builder was scary. I left the office and cried and cried. It was out of our budget and I was so disappointed. Anyway after some to and fro-ing, making a few adjustments and compromises (I hate that word) it looks like we gave been able to meet in the middle and get something affordable for us. And so back to the bank to work out finance and how we can add in the extras that aren't part of the contract price, but we need to do. Lucky I've got a banker I do a lot of work with at work. I'll put up some selections soon. Fingers crossed! We got another quote on our shed which came in on budget thankfully. The first guy we spoke to got quite aggressive when I questioned the slab price. About $20/sqm more than market. I was pleased to be able to walk away from him. So, selections.... External Bricks will be PGH homestead blend. This is a sand stock brick mix of cadman, Blackett and endeavor. 1/3 of each. Roof & gutters -colour bond basalt. I'm loving seeing a few people on here using this, as it's such a new colour. Facia, windows, garage doors & tank - these are all in Evening Haze. We are paying a little extra to have the windows matched. Didn't know we could do this until DH visited a trend window supplier and he mentioned this. Tank will be a 5000l slim line. We originally wanted to render the columns in the portico and have them evening haze also, but couldn't justify this cost, so they will just be brick also. Oh, nearly forgot the door! We were going to go with a regular Corinthian door, with a sidelight, thinking that was where the budget would be. Luckily, in our selections box was a Corinthian price book! Wow, very lucky. If its not one thing, its another. We originally selected some floor tiles for the wet areas that were 200x200. We were told that was all our builder would allow, as it was the only way to get the fall right. So we'd selected tiles, but weren't really happy with them. Anyway, last week we asked if we could have larger tiles (300x300) and were told we could. Happy days. So off to the tile shop early this morning. Asked if they had the same tiles as we'd already selected, but the bigger size. No, only 200's and 400's. Bugger! We'd taken in our main floor tile to help match up and the sales lady checked if that tile had a matching smaller tile. It didn't, not that that concerned us, as we didn't really want an exact match. BUT she did also find out the main tile we'd chosen has been discontinued. Crap. We will find out Monday if we can still get it, or need to rechoose. Very pleased tho we found out now, not in 6 months time. We also found a wet area tile that will work, also waiting on confirmation of availability of this also. We also got another draft of our plans yesterday. From our experience and what I've read on here, there is a huge need for competent draftspeople. There were so many errors on our plans. Hi can something that was right on a previous plan now be wrong? So wewentovr these with a fine tooth comb and hopefully found all the errors. So a busy day today. Going out to the block tomorrow to mark out where we want the house to be built. Also finalise the selection sheet ready for council.
