Browse Forums Building A New House Re: Building cost 5Apr 07, 2014 5:27 pm Thanks for your guys help. We did shop around during the weekend, and like Burnsfirsttime said, I presented my wish list and ask for quote from three more builders ( Aveling, Dale Alcock and Ventrua homes) see which one comes more competitive and start from there. and I might have to go for the hard way when it comes to the negotiation. Thanks for the ideas. Re: Building cost 6Apr 27, 2014 5:33 pm Glad to see another thread for building in Providence Estate! Our build price is slightly higher - not including blinds or paint and with a few extra upgrades (cupboards, raised alfresco, essastone throughout etc) and slightly bigger house. Tbh I probably could have got a cheaper price but I was happy with what I got and couldn't be bothered shopping around - slack I know! You can check out my thread - I think I have most cost breakdowns on there. Builders will always try to get you the best price prior to locking you in so do as much negotiating in that time as you can! Just make sure you are building something you are happy with Look forward to following your build. Hi Aimees88, Thanks for your reply, we were thinking to build with Ventura as well, now just waiting for the costing and final design from them at moment, how is everything going with Ventura so far? This is our first home and don't really know who is good or bad. our block will be titled about July, so still have some time to make final decision Re: Building cost 8Apr 28, 2014 12:56 pm Ventura have been great so far. Only thing I regret is that I wish I would have pushed harder to have all my changes included before I signed up so I had a better idea on the cost. We spent 18k or so at prestart which was okay but it would have been nice to have these things thought of and included prior to this stage. It's our first time building too so you get to learn these things I guess! The prestart with Ventura was all really smooth and you get an appointment with a interior designer who helps you with colours which was helpful. I have heard good things from Ventura so hopefully everything goes smooth sailing - I think it's hugely dependent on the site team you get. We signed our PPA with Ventura in November so they have been pretty patient but I let them know titles were a long way off. I am not sure if it's been mentioned to you but in Providence I bought a block that has the BAL+12.5 requirements so that added 12k or so onto my price. Hopefully you got a block without the BAL rating! Main thing to remember when comparing builders is comparing apples for apples and obviously go for the one who you feel most comfortable with. We got a pack with Ventura which included aircon etc. Obviously I would have saved $$ doing floors, air con etc myself after handover but to be honest - we are slack and just wanted a near complete house! Look forward to your updates. I can't wait for this estate to start taking shape!
