Browse Forums Buying Land Re: Cloverlea Estate - Chirnside Park VIC 405Mar 28, 2014 9:12 am I wonder though, is it really wise to build directly against a retaining wall anyway? maybe talk to your builder too? Re: Cloverlea Estate - Chirnside Park VIC 407Mar 28, 2014 9:40 am Sanna, does that mean our block behind you has a side easement too? Which side? We have been notified that we are settling on the 10th. Yay!!! Now we just need to get our house and builder sorted. I can't believe how slow we are... Everyone will be in a and we will still be building. Are the fences down? We haven't even seen our block so I am very eagar to look at the estate and our block. Is anyone here lot 1065 or 1063? Re: Cloverlea Estate - Chirnside Park VIC 408Mar 28, 2014 9:50 am Contact your conveyancer, they will have a copy of the 'final' plan of subdivision that was lodged at the land titles office. This plan will be different to the original one that people saw when signing their contractvabd will have the new easements on it. Hey, not sure if im allowed to upload this, but whatever...this is the most recent copy for the plan of subdivision i have.: http://bit.ly/1hfWVoO so if you're behind sanna on 1064, you also have the "E-21" which is a 0.35m easement on each side, but yea, you maybe able to apply to build over it. not every block has this though, so blocks in stage 2 might not. if they're not fully benched and cut in meters like ours, you're probably right. Re: Cloverlea Estate - Chirnside Park VIC 410Mar 28, 2014 10:40 am Hi all if any one wants to come and have a look at there block PM me and I will give you our street number so you can go out the back gate and check it out! Tomorrow after 12.30 workers all gone, We are applying for a permit to build over the easement, Big bear you seem very switched on , do you have any idea how council might rule? Proberly stupid question, can't hurt to ask Re: Cloverlea Estate - Chirnside Park VIC 412Mar 28, 2014 11:35 am We walked onto the site yesterday, no one stopped or even approached us. Re: Cloverlea Estate - Chirnside Park VIC 413Mar 28, 2014 11:36 am We have also been told settlement for us is Monday 31 March. Cant wait. Re: Cloverlea Estate - Chirnside Park VIC 414Mar 28, 2014 12:05 pm Should be no problem for a permit to build garage over an easement, only downfall would be down the track if access to easement is required for whatever reason (say hypothetically to fix the retaining wall) and there is not enough room to gain this access because there is a garage on to, then they might require you to knock down your garage wall. But the chances of that would be....... Re: Cloverlea Estate - Chirnside Park VIC 415Mar 28, 2014 12:37 pm So to the other people building with Porter Davis, has your building coordinator ever got back to you in a remotely timely manner? >:/ Re: Cloverlea Estate - Chirnside Park VIC 416Mar 28, 2014 1:29 pm Hi all!! My partner and I are building our first house in Cloverlea, stage 2A with SBG! Feels like we have been waiting forever! Quite disappointed on the 6 month delay, but having this forum has been great, as it keeps us in the loop!! Cant wait to check out the stage 1 builds once they get underway! Hopefully the soil and easement issues can be resolved and are not too costly! Good luck!! Re: Cloverlea Estate - Chirnside Park VIC 417Mar 28, 2014 1:33 pm Xile So to the other people building with Porter Davis, has your building coordinator ever got back to you in a remotely timely manner? >:/ Most of the time mine gets back to me within 24 hours. There are times where it may take a little longer but none of my queries have been urgent, so it doesn't bother me that much. Now that the land has titled I must have moved up a notch because I seem to get responses quicker than usual Re: Cloverlea Estate - Chirnside Park VIC 418Mar 28, 2014 1:34 pm mzjes_17 Hi all!! Hi, another stage 2(d) person here. Went and had a look the other day, with Sanna, and can see our block from Stage 1 (our block is on Columbia Boulevard, the bottom of which is in Stage 1). Looking forward to meeting you all gradually - I am sure we will be bumping into each other at some point when we are trying to scope out how our stage is going. i am also disapoinnted with the delays but I figure it just gives us more time to save so we can do, and buy, things more quickly. Plus we get to read about all the builds in Stage 1 which will be exciting... Which builders are you two using? We are going with Carlisle.... My blog: tashandpaul.wordpress.com Re: Cloverlea Estate - Chirnside Park VIC 420Mar 28, 2014 2:20 pm Im always driving up there, trying to see in. We were lucky one night the gates were down so we had a walk around. We are lot 2038, which is along Sherwood road and are building with SBG! We are first time builders so it will be a good learning experience watching stage 1 come together and getting an idea of what we may expect when its our turn! Yeah I don't know why I came to a forum. Place is full of wierdos/pedos thought internet may help but I suppose I'll try my luck with someone in person. Cheers. I tried… 0 6840 I have posted this before: We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing. Thorough reports… 2 5088 |
