@John_M Thanks for explaining in detail. Reading your post and discussing it with the builder, we are thinking of going with preliminary tender. I will ask the agent for the compaction certificate if it is ready. We will need a drop edge beam as our plot slopes approx. 1.5m from back to front. And john did you got your land surveyed independently ,if yes, do you mind telling how much it costed.

The cost of the survey was included in the $1000 tender fee with our builder (Elderton). I would check this with your builder also.

Going back to the Compaction Certificate, it turned out that we didn't need this since when I asked the developer about it they actually came back with the overall land survey with soil classification. So, in simple terms - just ask your developer for the survey report showing the soil class. Then you can put that to your builder and, together with the cost if dropped edge beam, have a reasonable idea what your main site costs will be.

Has anyone got any updates on the parkview estate? We are STILL waiting to exchange on our land - the solicitors are still chasing up documents and dont seem to have a clue as to when this will all be resolved

Hi guys
Been watching threads on here for a few years now but first time poster.

We bought a block at Eden Parc estate (15-17 curtis) last year. Have heard a few people mention developer has submitted documents to council for registration.

Has anyone heard any updates?

We have already chosen a builder and have some custom plans. Looks like we won't be able to go through CDC due to our front balcony being over 12msq. Whats the average time for DA approval these days ?

We also have bought in Eden Parc. (Facing the creek). I spoke to council early this week. They said the development was approved by council and the documents collected on January 10th. Assuming they went into the land titles office soon after that....should be ready in a couple of weeks.....? Hopefully end of this month. We are waiting on a contour survey before finalizing plans. Don't have a builder yet. Lots to do and consider. Hope to keep up with more of us building in Eden Parc as things get under way.

Thanks for the update winton 50 our Solicitor also conveyed similar info back to us last week so fingers crossed it happens soon. We're already chosen a builder and have gone as far as we can with building plans (custom design) and have some preliminary pricing. Once land has registered we can start do the surveying and confirm the tender. Our lot is down the far end of the street near reserve/creek (official street name Myles Crescent).

Also looks like we wont be able to go through CDC due to our front balcony being over 12msq. We also looking at around 20k for site costs due to land being on a slope.

We are also building in 15-17 Curtis Rd.... heard from the agent this week, the development is now with LPI so hopefully just the final stretch now.... Seems like such a long wait, but hopefully next few weeks!!

Further update: we queried the status re: registration of 15-17 Curtis rd: this may be helpful to fellow purchasers: developer is trying to procure easement sign-off from neighbours, that has delayed the process...... Agent told us another 3 wks, but really who knows?

Does anyone know what is happening with Parkview Estate? We have had no contact for over 2 months. They are not returning our calls and there solicitors are not returning our solicitors calls either. Not sure what to do now

Drove past Parkview Estate this morning and noticed some contractors there along with a few excavators.

It's looking more and more I will have to go Mobile Broadband. I rung Bigpond up and were astonished they allowed the Developers to run copper through the development. Bigpond pretty much said I was screwed for ADSL.

So, for those waiting on news about parkview lots 400 series - spoke to steven last week and was told that our land which was meant to registered around now is not going to be registered until feb NEXT YEAR!!! Needless to say we are seriously disappointed

not only has this wasted valuable time but now all the prices for eveything else have gone up. Kicking ourselves that we didnt buy in another estate....We now have to decide if it is worth trying to find another option to build but i am pretty sure there isnt much available that will be finished by the end of this year. So we are probably going to get our deposit back (which was offered) and go looking to buy a house. Not looking forward to it.

So sorry to hear that the developer has done this, he really sounds like such an amateur, I mean he has had a year already, why would it take another year. We're in the development next door and he messed around with giving our developer access to run the sewer lines which caused us a 5 month delay....funny thing is Parkview was supposed to be completed before ours which just goes to show you that they really don't know what they are doing! Vacant land in Kellyville is no longer affordable, would be good if all of the affected purchasers could form a class action against him for the loss that has now occurred.
Had you managed to exchange contracts?

I noticed that the fencing around the Castlehaven land off White Gum has been taken down which is great. Although saying that I did see concrete SIPs on each block which looks as if they forgot to install them. Another thing to delay us.

looks like the builds are going well.
We have been happy with the way things are progressing. Brickies are busy this week and should finish friday. Meanwhile my neighbour who started there brickwork before us is left waiting for tradies. He hasn't been happy with Elderton. McDonald jones have been great so far with very few hiccups. Looks like they organise there staff well.!!!
Hopefully keep the rain away for a bit longer

I feel for you mate. We almost got into that parkview estate trap February of last year when we deposited for reservation. We were just fortunate that our solicitor gave us hint on their contracts, had to ask them to change a few conditions on the contract but they just met us halfway through our conditions' requests. We got frustrated and felt down a bit so went back to the area to shop around again and found Eden Brae's sitting just next block, jump on them right away and now we are sched to move mid next month. Had some delays but just a few weeks, more or less 1 month for the build and 2-3 months delay on the land rego. From our experience, anyone on the market to buy pre-registered land/house-land package must feel 100% satisfied with the contract before committing to it. I hope the government will have some sort of protection for families who get into this situation.
