Browse Forums Building A New House Re: Things you forget - summary page 32 730Feb 10, 2014 10:43 am It's a fantastic list. Is there a thread here somewhere that is similar that talks to what is 'better' post handover? (things you can leave and do yourself after finishing). e.g. painting feature walls floors installing lights flyscreens if too expensive Re: Things you forget - summary page 32 731Feb 13, 2014 10:56 pm Have you got a home for your vacuum cleaner? In the last couple of houses we didn't, the broom cupboards didn't have enough room for them. In this house we are building I am getting a broom cupboard in the kitchen just for my vacuum cleaner. I use mine a few times a day and it's always out, having it in the kitchen should help hide it! At the same time being where I need it. Re: Things you forget - summary page 32 732Feb 17, 2014 8:34 am I noticed at the end of the last summary there is one point about checking position of lights prior to handover. Is there a more detailed thread on this (what to check prior to handover) anywhere on the forum? Re: Things you forget - summary page 32 733Feb 17, 2014 10:07 am Quote: Is there a more detailed thread on this (what to check prior to handover) anywhere on the forum? Probably not but you should be checking this prior to wall and ceiling linings going up. For anyone doing a new build or big reno, having a separate electrical plan is a good idea whether it is drawn by the building designer, architect or builder. Where there isn't one you should get a copy of the floorplan and draw them in yourself with lots of notes and dimensions off to the side then have a good chat to the sparky and/or SS. There are numerous elec. plans posted on this forum for reference. In smaller rooms like bathrooms with maybe a couple of downlights it isn't so much of an issue but in larger rooms like a lounge with 6-8-10 downlights they need to be carefully marked out on the plan with dimensions. Heights of switches and power points off the floor is another to look at closely. Which lights are on dimmers, two way switching etc. Stewie Re: Things you forget - summary page 32 734Feb 18, 2014 9:05 pm Stewie D Quote: Is there a more detailed thread on this (what to check prior to handover) anywhere on the forum? I guess my question was more general, as in "What things should you check prior to handover?" eg: ights, tiles, flooring, paint finish, etc. I suppose its just making sure everything in the tender / contract has been included? Re: Things you forget - summary page 32 735Feb 19, 2014 6:40 am Bashworth has a booklet on what to look for at PCI on his website. It is only $4. That should help you out. http://www.anewhouse.com.au/sample-page/pci-guide/ Re: Things you forget - summary page 32 736Feb 22, 2014 8:47 am Fantastic tips here, we are building this here so will be on this tread alot Look forward to more tips and hope to add my in in the coming months Re: Things you forget - summary page 32 737Mar 02, 2014 10:36 pm Always check & re-check the total amount of the tender/contract before signing it off!! I've just found out on my tender & contract doco that my builder is trying to charge me with bushfire compliance cost even though the area is not bushfire prone area (got doco to prove it). Luckily I haven't actually signed the contract yet but I've missed this in my tender doco & have signed it off. I'm going to demand them to take it off the contract tomorrow and see what they have to say about it! add: the sn3aky thing about all this is that in the tender doco they summarise it all into one total figure (the fixed site prep costs, council costs, internet connection cost, etc, etc) hoping that I miss it, which I did!! Re: Things you forget - summary page 32 738Mar 15, 2014 10:37 pm If your builder provides untreated timber frame, perhaps consider upgrading to H2 treated timber frame for an extra little bit of peace of mind against termites. It is costing us $950 to upgrade the house. Re: Things you forget - summary page 32 739Mar 16, 2014 12:27 am 2-cupcakes-pls the garage being dark is something I forgot as we had a carport in the last house!!! so I guest that every time I come home it will be dark getting in and out of the car 'Great' should have added a window in the garage!! (At lease the thing I forgot is one thing I can work around!!) You can easily add a sensor switch with timer, so when garage door goes up lights come on, after a bit of time off they go! Re: Things you forget - summary page 32 740Mar 16, 2014 4:57 pm Not sure if this has been mentioned - but if you are removing things & they don't adjust the price due to it (e.g. you don't want them to install the wardrobe fittings because you'll have it done later) have them supply the material anyways & then you can use it elsewhere or sell it! technically you have paid for it already, so if they don't drop the $ as a result, then you may as well keep it - just make sure they don't install it! Depends what you're current inclusions are, but we're not including wardrobes and will just use second hand ones until we can save later on to get them built. Also have a… 3 12451 A question.
