I'm also on a corner block (322). Are you going through DA or CDC approval? Currently I'm researching if corner treatment is not required for CDC. So far I haven't been able to find out any info. Also do you know if bush fire protection is required for this area? So far I can only see two DA applications (lot 328 and 311) in Mapleton Avenue and 328 is assesed with BAL 12.5 and 311 has no requirement. Regarding the slab not sure if the builder will go with the council classification...... Re: Building in Mapleton Grove, Kellyville North? 25Jan 07, 2014 10:36 am Hey Landlubber, Good to spot another neighbour! Our builder said we're going through CDC however the process seems to be mighty long. Not sure 100% about CDC approval requiring a corner facade, our builders made us have one saying it was a requirement. About the bush fire.. We were recently asked to pay $700 for a BAL certificate, this will determine the bush fire prone nature of the area. We're waiting until building almost commences to ask about the slab, not having too much joy with them at the moment. Are you building a single dwelling or a duplex? Good luck Follow our home blog : http://milano2.weebly.com Re: Building in Mapleton Grove, Kellyville North? 26Jan 07, 2014 11:20 am ChristinaG_310 Hi, Can anyone please confirm whether we have NBN in our area? Thanks Yes, on the NBN co webside Whitegum & Mapleton construction is complete. http://nbnco.com.au/when-do-i-get-it/ro ... ut:hro:img Re: Building in Mapleton Grove, Kellyville North? 27Jan 07, 2014 3:58 pm Hi Milano319, Yeah! Good to know another neighbour! I'm building a two storey house with Rawson. The builder mentioned corner façade is not needed if going through CDC. But there are other requirements for CDC that are different to DA. Haven’t been able to confirm anything yet. I think I will have to get a BAL certificate as well. This was included in the tender under additional council requirements. Re: Building in Mapleton Grove, Kellyville North? 28Feb 20, 2014 9:21 pm Hi all, has anyone notice two blocks have been on the market on Jadine? Good news they're going for a great price! I'm curious to find out why there's no activity on the non Eden Brae side. We should be starting in March sometime..plans are currently with private cerifier. Anyone starting soon? Re: Building in Mapleton Grove, Kellyville North? 29Feb 20, 2014 10:22 pm Hi Christina, I see Lot 314 is now up for sale and was it Lot 313 before as well? We should also be starting by the end of March, all plans have been approved just waiting on a start date now The only other activity I have seen with Council is down on Springbrook and Mapleton. Have you noticed the house being built along Barry road, Lot 302 maybe?? we drove past a few weeks ago and there was a frame but it looked like there was no slab?? Heya, Yes we share corners with that block! It's a slab home so it's all made of slabs! I think it's going to be a display home for a little while. Looks like we'll be building the same time who are you building with? We're lot310 mapleton grove (facing the property with the huge shed). Have you heard anything regarding that block we face being sold? Re: Building in Mapleton Grove, Kellyville North? 31Mar 11, 2014 10:57 am Hi All, I am the owner of Lot 318 Jadine Ave, great to read there are a few of my neighbours on this site. I am trying to make sense of the Rainwater Garden/Surge Pit situation, my builder (Beechwood) is telling me its up to me to organise, My landscaper thinks its nothing and you just note the space on your plans, Solicitor has pointed it out as my responsibility and council wont return a phone call. Would love some feedback on this. Happy Building everyone. Bella Re: Building in Mapleton Grove, Kellyville North? 32Mar 11, 2014 11:17 am Hi Bella, I'm on lot 322 and building with Rawson Homes. In my tender they have included costing for rain garden filter pit under council conditions. Maybe Beechwood don't do rain gardens. In that case you might have to get it done yourself. Not sure what the process is but I've seen some people submitted plans done by a hydraulic engineer for council submission in the council website. Hope this helps...... Bella Hi Milano and Bella, What rating did you get in your fire certificate? Is it BAL 12.5 or is it no requirement? I have a provision in my tender for BAL 12.5. Hope I won't be needing it...... Have you heard anything regarding that block we face being sold? Hi Christina, I haven't heard anything about that block being sold, it is rather unsightly with all the trucks and tankers parked out back hey. I guess in time they might sell to a developer and subdivide the property for a new estate. I did see a council application for a new dwelling one or two doors down from that property It seems like it may be another year or two before the whole North Kellyville area is built up and completed. We received our first rates notice from Council the other week...its still just a plot of dirt so don't understand how they justify sending out rates notices Do you have a start date for your build as yet? We are about to enter the 20 working day delay period, then our builder should start construction by end of March, early April. It feels like such a long and drawn out process.
