Spot on We wanted to get the builder to pre-cut the holes so the sparky just needs to install the downlight, but the builders aren't allowed to handover a house with holes in the ceiling... Site costs are and additional 149K (yes, you read that right). I'd like you to imagine a block that slopes at 1 in 10, so goes downhill 1m every 10m. Bearers and joists as a preference, but not absolutely necessary. Making the house bigger is estimated at the showroom at 850/sq m, but in reality becomes 1150/sq m. If you'd like a deck over the alfresco, you get quoted on a treated pine timber deck. Wonder what happens when it rains? The final cost is over 750K. There remain a number of things that are still not completed accurately in the tender, and this is the tender that has taken about six or seven weeks to materialize..... hmmm, what to do? What type of wire connection does rawson normally provide? I'd love that house; we'd probably have jumped into bed with Rawson sooner (and probably had them kick us out of our own bed sooner ) if our block had been just 2 metres longer (or the neighbour's houses had been built 6m from the boundary like normal houses are). That extra $320k over the $430k house; is that stuff you're just going to have to pay regardless of what house you build? Because if ~$320k is fixed, then the $430k for that particular house doesn't sound that expensive; not when you consider that getting something you'll enjoy a lot less is only going to drop your overall cost by maybe $70k or so. I must of course temper my enthusiasm for that particular design with a warning or two ... (a) it's a LOT of windows to keep heat within in winter & keep heat out of in summer (the standard windows aren't very energy-efficient & they dumped us before they gave us prices for the Siteline windows), and (b) I'm still a bit bitter about our Rawson experience (although I do think the fault ****** on individual people & not the company as a whole). There'd surely have to be a terminator of some sort, which another electrician would need to wire up to, or they'd have to install a batten for a normal light-bulb to screw into. Well after some serious thoughts, we decided Not to go ahead with the land off Hazlett road hence bought a land in Curtis Road. It's in Wattle Ridge estate sold by Ray White. We are still going ahead with Rawson Homes. So glad that Rawsons agreed to still transfer the tender acceptance fee we paid in to the new one. Any way this new land will only be registered in January Next year so have some time to decide on other things. I did up our own - its not hard, just has to show that you intend on doing gardens and trees etc really. I just ended up tracing over one of the site plans from the tender and indicated where the lawn, drying area etc were going to go. Rawson was originally concerned about the amature drawing and the lack of plant species. However, i called up my local council and there was no regulations about plants so my simple plan of just lawn is sufficient. The sameple they had on their website were just shapes done in paint. DA has been submitted, just waiting for approval. Thanks North Kellyville Re: Build with Rawson Homes 178May 30, 2013 8:34 am @Mrs Brown Bear, so they do give some discount on site cost? i hear Rawson slap a 50k knock down rebuild site cost in the tender to cover any additional site costs.. that is a very generous amount.. from experience, if a retailer takes your money in provision or you paid in advance it really is hard to get it back... i am getting a feeling they would show this and that to cover the quoted 50k.. i could be wrong as i haven't gone though the process with Rawson.. well i hope i am wrong anyway.. The knockdown rebuild won't slap an extra $50K on. They'll probably put about $10K on. We had a $10K council loading + lots of other stuff, but their site costs were reasonable. There was lots of stuff that wasn't reasonable, but their site costs are so you shouldn't worry about that. We've had our tender, but I can't get anyone to return my calls. I haven't had a good experience with their customer service. The person that gave us the tender said to pay the $5K or go elsewhere (albeit in a nice way) and doesn't even want to answer questions.
