I have found one builder who does this as part of their contract but I don't want to commit to them. How do banks view architect/design fees? What is the best approach to this? There are a lot of upfront costs pre construction loan release that I am becoming aware of and wonder do any firms bundle this in a fixed price contract? Do design and construction companies want fees before building commences which is when bank funds would be released? Any help would be greatly appreciated.
