Browse Forums Lighting + Lighting Design 1 Jun 29, 2011 3:57 pm We have been in our house since August last year and are still having discussions with the builder - Coral Homes - about our ceilings. In every room with an oyster light we can see every join & every nail in the ceiling when the light is on. In rooms where the light is not on the ceiling - ceiling fan etc - there is no problem. Coral are telling us this is called 'glancing lighting' and there is nothing they can do to fix it - we will have to change our light fittings. We have lodged a complaint with the BSA & an inspection is planned for tomorrow. I would think any type of light fitting should be able to be used on a new ceiling? Anyone come across this before & shouldnt Coral have told us they cant finnish a ceiling to a standard where any light can be used & tell us this before we selected lights etc? The builder considered offering us a downlights package as compensation as the only alternative after they'd sanded back, sanded back again, patched, resealed and painted several times was to have replaced the ceilings. It wasn't something we were interested however as it would have ruined the look we were going for and spoilt the "specialness" of areas we had chosen to use downlights in. We have to learnt to live with/agreed to liver with our ceilings in return for a package of light fittings we selected and had purchased and installed for us by the builder. They are mostly oyster lights and yes the worst of the ceiling problems are still visible. This document details the standards and tolerances required in Australia http://www.buildingcommission.com.au/resources/documents/S+T_GUIDE_07.pdf On page 12 it states that variations in colour, texture and finish of ceilings should be viewed in a non-critical light (ie, not glancing light). We are looking at oyster lights for some areas in our Coral build ... When we had our first inspection, everything that I pointed out was Glancing Light. Some of it probably was, due to the fact their was so much light coming in with no curtains. Our builder had the painter back a few times before we took the keys and by then I must say the walls and ceilings looked great. Also, the blinds, drapes, made a big difference once they went in. We have pendants in most of the rooms now and we can't see hardly any flaws at all. There is one spot on our family room ceiling that was very obvious when we had the little hat type batons on that come with the house, we can't see it now as we have a pendant there. A friend of mine had allot of problems also with her ceiling, but the builder wouldn't budge on it, her hubbi was so angry, it nearly came to blows, she said it is so bad. BSA inspected & agreed with builder that the problem was caused by our light fittings/glancing light. There is now nothing we can do except change to some sort of pendant or down light and let everyone we can who build with Coral know of our experiences with oyster lights. Our builder, re-painted the whole ceiling from the back of the house to the front at our 3 month maintenance, as the painters had patched up where a light had to be changed.
