Browse Forums Buying Land Re: Put a deposit on a land, now what? 81Sep 15, 2011 9:54 am Ours is just a wee small house, 20 squares (whatever a square even is haha.) For the sake of sacrificing one day after hand over to get the flooring done, we were far happier to do that. It was that extra $1000 I mentioned for a tiny room that tipped us right over the edge. If you do get the package, be sure to clarify exactly which areas would be carpeted/tiled/whichever option you are having (another little trap.) We assumed hallways would be laminate, but this wasnt the case.. dont even want to think what they wouldve tried to charge to change that! PD Gordon 19 Re: Put a deposit on a land, now what? 82Sep 15, 2011 10:45 am The Baldwin 4th bedroom just feels out of place. We went and had a look at it in Epping. Yes oh em gee site costs were amazing!! our block has a 1.2m of call over 35m!!! so it's not too extreme. I am going to have a look at the drysdale on the weekend, but we are steering more and more away from Porter. H****y have a promo $20,000 off the house (cheaper then the darnley) and $50,000 worth of extra's at no cost - was $3,999. the free promo has everything and more then what we paid for with porter. Only exc a couple of things which we can go with out. So theoretically if we go ahead with H we are saving going down on the weekend to see what we can do. If we go with the optima range we have to pay for extras after when we can get it inc with H M - i had to worst exp with them 3 years ago, the list i could go on forever, wrong set back for them to reply "what do u want us to do? get a helicopter and move it?" Sheeny I am in the process of heading that way now.. Its the floor plan I like and having a PD house I think is good for resale. ^^^ Agreed. That's why we chose Porter, have heard great things, but it's our budget and we only got about $5,000 worth of upgrades inc the promo and estate guidelines - render Site cost's are scary and we are only a young couple, not building our dream home, no kid's so we are more then happy to accommodate BUDGETS oohhhh the decisions Re: Put a deposit on a land, now what? 83Sep 15, 2011 11:12 am The Drysdale is my favourite although have decided the Baldwin due to budget. I am using the back rumpus as the theatre/tv room and then the room between the garage and the 4th bedroom as my own reading nook. If the 4th bedroom seems odd you could build a void into the wall backing onto the lounge and open it up to be a study. The old Madison with Places did that and it was a good use of the room. Interesting to hear that H included everything for $4k, Places used to have that promo. PD doesnt seem to have the best inclusions at the moment .... I like your thinking all i saw it as was a bedroom Sheeny ::cry:: I just looked att the Henley prices... Its all included....... Is anyone building with them? What are the extras that are not included? I'm looking at the Monaco Q1 just changing that with the Inclusions i'm saving $17,100 And is slightly bigger then the Darnley29. We aren't fussed about the alfresco because FH is a carpenter and was going to deck anyway. I found a blogger who is building the Monaco Q1 in the same estate as us, i PM'd to ask if site cost's were a shock. What other extra's are you meaning?? We paid ext with Porter - facade, render heigher celings - inc with H Extra's that we paid with Porter that aren't inc with H are - Pot Draws, Niches in Bathroom and Ensuite, Eaves on garage and brick infills on garage as well and that is all we are adding Re: Put a deposit on a land, now what? 86Sep 15, 2011 6:37 pm Henley really does have a great offer. The monaco looks good. Drysdale and Baldwin are similar pricing Just looking at the promos is making me think twice about PD as well. Re: Put a deposit on a land, now what? 87Sep 15, 2011 7:35 pm Hi Mak We were in the same boat as you. Originally fell in love with the Darnley but know have decided to go with Henley Monaco Q1 Nouveau! looks like we both have good tastes haha Our site cost in Casiana Grove was fixed $9100. They allow up to H class on quotation. Are you going to start a blog? A blog? hmmm maybe i should? never though of it Re: Put a deposit on a land, now what? 89Sep 16, 2011 10:34 am site costs fixed at $9100? gosh that's a huge savings considering PD is $35000 Re: Put a deposit on a land, now what? 90Sep 16, 2011 10:37 am you know how henley has dropped their prices and then if you build in the popular area then you get further discount. so just say the house is $191,900 is it a further discount to the price? Re: Put a deposit on a land, now what? 91Sep 16, 2011 10:38 am February12 site costs fixed at $9100? gosh that's a huge savings considering PD is $35000 Doesnt that completely depend on where you are building though? I am in Heartlands and have had an estimate at $10k, waiting on confirmation for that though and that is with PD. I was comparing PD and H yesterday and even though H is all included, the base price with PD was lower so they came out pretty much the same once you included all the packages with PD. That Greenfield discount is where the difference would be... Has anyone enquired? An extra $20k off would make a huge difference....especially if you are a FHO.. The $191,000 is with the greenfield Saving. Our house is Darnley29 @ $206,900 (2010 price) so for us is a significant saving for the same size house But going from Optima range to Henley your right they are pretty much the same. It all depends on what range you have. Lifestyle now is a massive difference the Darnley29 is $213,900. Site cost's vary so much. depends on soil, fall etc. I have my tender paperwork from PD and I will go to Henley and say "what are you going to offer to get our business" basically... Re: Put a deposit on a land, now what? 96Sep 16, 2011 1:13 pm Quick and dirty comparison Henley Monaco Nouveau Q1 28sq - $214900 Monaco Q1 28sq - $211900 Monaco Q2 25sq - $208900 Both of these with many inclusions PD Baldwin 27 - $173900 Baldwin 29 - $177900 Darnley 26 - $206900 Darnley 29 - $213900 Say you spend $20k on upgrades to get it to H standard and $10k site costs Baldwin 27 - $203900 Baldwin 29 - $207900 Darnley 26 - $236900 Darnley 29 - $243900 I am going with the Baldwin 27 and think I am on the right track.. Otherwise by the sound of the expenses, we would not be getting a house! did you get a house and land package? is that why your site costs were included? yeah price is quite scary and now learning have to budget more for the site costs, is even more daunting. 0 18504 Do it. It dosnt cost much and just makes life easy. You won’t regret it. 2 9901 This is one of the reasons I decided to go overseas for my double glazed windows.
