Browse Forums Renovation + Home Improvement 1 Mar 28, 2022 10:44 pm Hi there, We are planning to purchase a house in South West Sydney and were interested in converting a current 4 Car Lockup Workshop 84sqmeter (7.1m x 11.9m) into 3 bedrooms with hallway leading to the back where a kitchen and living room would be (currently it is a Rumpus 5.4m x 8.4m with bathroom). Essentially it will NOT be a granny flat however an extension to the current 2 storey house right now for the garage. My questions: 1) Can this be done and what is the process? 2) What rough estimate cost am I looking at? 3) Duration of time it would take Additional points to note: 1) The House is a double brick on concrete slabs 2) The current back of the house there is a wall that we would like to partially knockdown leading the hallway to the kitchen – I am not sure if this is a load bearing wall however there is door already. 3) There is currently bedrooms above the garage is my understanding (ceiling are higher than normal) 4) There are 3 current existing windows in the garage. We were wanting to take out the garage roller door itself and replace with a big window at the front. We are the initial feasibility and design stage and wanted to know do you do such extensions and the process/costs involved. I would appreciate greatly for some builders (house extension experts) contacts. It certainly sound, looks and smells like a second dwelling and will ultimately rely on what your councils rules are around dwelling number on title and the like. If you can get past that, then the costs are going to be extremely variable based on the level of trades, quality of materials and finishes. though id expect it to be in the ballpark of +200k Dark matter scientist, can breathe underwater, mind reader and can freeze matter just by willing it. Trust me, its in my sig. If I hire a contractor to convert a window to a sliding door will I need to show them Council approval paperwork? That is, if I want to take a risk of carrying out the… 0 15338 start from at least $20,000 just for fixtures and finishes and then add on for moving plumbing and extra for a concrete floored house last new bathroom we installed in a… 1 19948 |
