Hey folks. Been lurking around reading all sorts of stories of everyone's journey so thank you all for sharing them so far. Thought I'd do my bit to leave a bit behind something here.
Our land is 12m wide, and 38m deep in the inner west suburbs of Melbourne. Unfortunately our property falls inside a 1% flood inundation zone which forces us to have a raised floor level. We've been living in our current property for 6.5 years and have a need for some additional rooms, leaking roof, leaking ensuite, broken sliding doors, inefficient gutters to name a few of our issues. We used to have an empty block of land next door but it's now been sub-divided where a set of townhouses have been built so we've decided it's time for us to upgrade.
It all started when my wife found this photo on instagram from a display home by PD. We went, saw it and decided a KDR was what we wanted.

Little did we know though of our constraints of a 12m frontage so our options became a bit limited. Out of the display homes that we liked we explored the Hoffman with PD and Barkly from Boutique that would fit on our land. Unfortunately both were a no-go when it became clear that we needed at least 1m of slab above ground at the lowest point to meet Melbourne Water's requirements so PD and Boutique both said we had to find someone else.
Although we were resigned to going down a custom build path, surprisingly Metricon said they can do it and also suggested we consider the Salamanca 37 by cutting back a bit on the side around the front sitting room to fit into our land. After spending multiple weekends looking at the display homes we decided we'd give it a go.
We still have some challenges ahead of us, main one being the setback. Although the new townhouses haven't had their occupancies, we need to get a report and consent from the owners to have any chance of getting a building permit. So here I am having just paid the $3500 for Metricon to kick off the surveying and preliminary drawing process so that I can put through the report and consent.
Timelines provided so far is that it will take about 3 weeks to get the drawings to be able to submit. Crossing my fingers!
