The only thing that was an upgrade was the Tile Insert floor wastes. We were pretty impressed with the included tile choices, there were so many we ran out of time The full height tiling was selected from their Promotional $30,000 upgrade list. We had similar thoughts to you regarding the Silver/Gold stickers before our selection appointment, but the actual range we could pick from during the appointment turned out to be larger then we thought. Re: Building with Hall & Hart Homes 88Apr 16, 2018 2:11 pm Back in Singapore today and kids back to school (yay!). This is a bit of a summary of our internal selections and a rough guide of prices. Tiles - total cost of upgrades was about $2,400 which included 8 tile insert drains, colour matched grout and splurging on kitchen splashback and downstairs bathroom floor tiles. We stayed in range for everything else. One thing to note that I didn't realise until the appointment is that tiles are not floor to ceiling in the toilet in the main bathroom area. Porch and Alfresco: Haven Linen Textured Main Bathroom: Floor - cruze beige text, feature wall in shower and behind bath - cruze beige gloss, remaining wall tiles cruze white gloss. Countertop - linen ceasarstone. Ensuite: Floor - nile sand matt, feature wall directly opposite door opening - nile sand gloss, remaining walls space eggshell gloss. Countertop - linen ceasarstone. Powder Room: floor - Artisan provence clay (not in range), walls in cruze white and countertop in linen ceasarstone. Laundry: floor - cruze beige text, walls and skirting cruze beige gloss. Cabinets, mountain pepper matt. Counter, snow fabrini matt. Kitchen: Splashback Anthology Manor inkwell (not in range). Countertops osprey ceasarstone. Cabinets thermo blossom white matt. Flooring - We went with timber laminate vintage chestnut downstairs and carpet alberta bedrock upstairs and on stairs. We upgraded the underlay under all carpet and floorboards and changed from carpet to floorboards in the theatre downstairs. Kerry at the appointment was great and very patient. Came to about $3,000. We also got quoted on floorboards to stairs and it was going to cost $2,480 plus another $400 at the stair appointment to change the nosings. Staircase - we went with what is included in the premium so no cost there. Kitchen - Yet to get pricing back but we want to upgrade to thermo cabinets and bin drawer. Plumbing - Upgraded to multifunction rail shower in main and ensuite bathrooms and water filter integrated into kitchen sink mixer (zip 3 way filtered tap), total cost about $870 Electrical - This appointment I was nervous about as I had no idea what to expect but it was all really straight forward and the lady very helpful. We didn't scrimp on lighting, power points and data points adding them everywhere. Total cost came to about $5,000 (we had added in an extra $4,000 into our tender so not too far above that). Other selections - Paint to walls - altair, stayed within included range for all door furniture, upgraded to solid internal doors ($400) and solid timber pivot front door, added security screen door to laundry door and frameless shower screens. Yet to get quote back on these. All up the appointments were good and no surprises. Apart from the electrical and underlays I don't think you really have to upgrade anything, just if you want to. I had a quick google of your choices - love the classy and cohesive colour scheme! Looks like you were well prepared for your selection appointments! How did you decide on the colour combinations - did the consultants there help or did you already know what you were going to choose? The upgrade costs seem quite reasonable. Looks like you had a productive trip back to Aus! We've only just got the site visit done last week, so looks like another month before the initial tender presentation. Zen, we came up with the colour combinations ourselves and had a pretty definite idea of style before the appointments. I would go super prepared to the tile appointment as I think it would be hard to get all selections done within the 2 hours. I didn't find the lady particularly helpful in terms of colour/style at the tile appointment. The home options gallery appointments were all good and able to give advice but it's worth visiting in advance just to get an idea. The kitchen people (Elba Kitchens) had a good showroom which we took ideas from but go with an idea of colours and style. The email says the landscape plan is important for their hydraulic engineer to finalise stormwater plans. We were planning to do the landscaping ourselves. Do you guys know if you have to contract a company and obviously pay or can you do yourselves? Re: Building with Hall & Hart Homes 93Apr 16, 2018 9:17 pm I believe technically you can do it yourself but you need to know what you're doing as particular councils are going to want to know species of plants, driveway gradients, open outdoor space ratios etc. We started to draw ours up ourselves and then figured we would save a lot of time and effort and contract someone to do it for us. Hall and Hart provided x3 landscape architects/designers we could get a quote from. Ended up costing us $950 (this was the more expensive one as we wanted to get a qualified landscape architect to draw it up) but totally recommend it. Got a great looking coloured plan from it with all the required details including suggested quantities and species of plants and got approved for DA straight away with no changes. We had a lot of other choices to make and things going on so trusting this component was in good hands was a bit of a relief. Ended up with about 4 pages of drawings/specifications like the below which gave us a good idea of what we want to do. They did it all from the plans I sent them. No site visit and they just did it themselves. There was an option for a meeting but I sent them a sketch showing the rough layout we wanted and they worked with that, No we haven't finished our build, it's actually about to start. We have our final contract signing in a week which should give us a start date. We chose 3DL, and I think it cost around $650 for a multi page landscape plan similar to the (very nice ) one adalon posted. It sounds from your post like the Hydraulic engineer will also need to create water drainage diagrams and draw water pit locations in the correct spots to show all the water runoff from your landscaped house will end up in the correct places (i.e. not the neighbours yards). So having an accurately drawn plan might be needed for that. If you've already emailed H&H I'm sure they'll let you know either way. We've selected a landscaper to build ours, and should hopefully be finalizing the details of that very soon.
